Default How many bathrooms / balconies etc

A bit of a marketing question for the benefit of buyers and developers

Assuming that you are looking to buy a 2 or 3 bedroom apartment would you feel that you needed:

1. for 2 bedroom apartment:
- 2 bathrooms or shower rooms or just one
- 1 balcony, or 2, or none

2. for 3 bedroom apartment:
- 2 bathrooms or shower rooms or just one
- 1 balcony, or 2 or 3, or none

3. do you need only a shower, or a bath, or a combined bath / shower

Hi Dave

In our opinion a two or three bedroom apartment should have 2 bath/shower rooms. This is mainly from the point of view that if there were four or more people staying there everyone would be queuing for the shower in the morning!

Perhaps in the cheaper apartments you can probably only expect 1 bathroom in a two bed but perhaps 2 in a three bed isn't unreasonable. However we would expect 2 in the more expensive apartments otherwise they are not value for money.

We also think it would be easier to rent out with two bathrooms.

Incidently we were about to buy a two bedroom apartment but have just pulled out when we learnt that the second bathroom had been downgraded to a cloakroom so your question was rather timely.

As far as balconies go one is essential but any more would be a welcome luxury.

I can see what you are driving at - in general you are paying for space - for me (a developer) it is a choice of a third bedroom or a 2nd bathroom.

I can see how important the 2nd bathroom is for you but would you pay the same price for 2 bed + 2 bath, as you would for 3 bed + 1 large bath.



What would you call "more expensive" in Hurghada.

in my opinion.....
What good is a 3 bed and 1 bath. So now you have 6 people using 1 bathroom. You are better off with a 2 bed 2 bath. Then put a couch/bed in the living room. Then you can sleep 6 with 2 baths. Much more comfortable.

Do you think that many people expect more from a holiday home that their permanent home ?

Most 3 bed houses in the UK only have one family bathroom and it all seems to work, so why should it be any different when in another country ?

I would have thought most 3 bed properties in the UK would have an en-suite off the master bedroom especially anything built in the last 10 years.
A 2 bedroomed apartment with 1 bathroom is fine but if there are 6+ people in a 3 bedroomed apartment sharing 1 bathroom it would be a nightmare.
If you have all spent the day on the beach or on a quad safari etc and all plan on going out for a meal you will have a long queue for a shower.

I totally agree Red Sea; there would be mutiny in my house with only one bathroom! Now I have three but the last house I had in the UK with only one was in 1980! Things have moved on a bit since then - however, I am old enough to remember when there was just a brick shed at the bottom of the garden and a tin bath in front of the fire!!

Hi Dave

Yes we would pay the same price for a two bed two bath as a three bed 1 bath depending on what that price was of course.

Its all down to personal preference perhaps a family used to sharing 1 bathroom at home would prefer an extra bedroom but our situation - a couple wanting to have friends to stay - the extra bathroom is essential.

An ideal development would be one that was prepared to make some changes to suit buyers individual needs. This would put the costs up but some people would be prepared to pay a little bit more for a 'perfect' holiday home.

We would define expensive as the prices charged in Sahl - paying for a great location but generally double that of Hurghada. Is there anything more included in the individual apartment?

Thanks for your personal view - this was exactly what I was hoping for - it's obvious that we developers can build just about anything but we have to know if people are willing to pay for things like 2 bathrooms instead of an extra bedroom in a 2 bed unit. I already have 2 baths, in 3 beds units but not in 2 bed ones. I'm very interested in your view on "changes" to suit clients - this is exactly my hope since I have some large 2 bed units.

What exactly are you asking when you say - "Is there anything more included in the individual apartment?"

Hi there

I meant what is the difference between a two bed in Sahl costing £74k and a two bed in Hurghada costing half that? Is it just the location or do you get a larger apartment /higher quality finish tiles kitchens/ more hotel like facilities etc.
