Hi everyone,

I've posted a similar report on some other sites, but thought I'd also post it here for you all.

Had another lovely tour of the resort with Rolf (Resort Alliance) and a couple of my friends from El Gouna, who thought it looked fantastic. Everything is progressing well.
Apparently the first golf course will be ready to play in around 18
month. El Andalous is certainly making progress - was even just about
able to walk around my apartment amongst many workers. Went into one
of the apartments in Palm Beach Piazza where they had taken down the
bedroom wall, thus making it more like a large open plan studio.
Actually I thought it looked good like this. I also thought the
furniture looked better than I'd remembered, all laid out. Obviously
not a contemporary style, more Egyptian, but looked fine. Rolf says
the furniture packs offered for the other developments will be
different to that in Palm Beach Piazza - more contemporary. Those
apartments towards the front overlooking the Piazza hae certainly got
a lovely view from the higher floors! The furniture thats in the
reception area is only temporary, apparently the actual furniture is
on a container somewhere! The Piazza itself is taking shape, with the
water feature now in place, although obviously not finished. This whole area will be lovely when completed I think. We drove on to Ocean Breeze. They are concentrating on the villas mainly I think, although they are up to first floor level of one of the middle "houses" of the apartments. We were lucky enough to go in the "shell" of one of the villas by the beach. They are very
spacious inside and I think will be fabulous when finished. They are
a lot better than I'd thought, so lucky people if you've purchased one
of these!!


Rolf was saying that rumouor has it that a very famous name (better
not say who until 100% confirmed) is now getting involved with
Serrenia, along with the existing team on board, which will certainly
add to the exclusitivity of the project. Apparently they are waiting
for some heavy duty diggers to arrive on site, and then hopefully the Serrenia
project will really kick off in the New Year.


Driving around it is evident that many non-frontline projects are now
underway. He was saying that some of these have been sold with
"views", but in fact some people may not get the view they thought due
to other projects in front of them spoiling the views. We drove round
and had a look at Sunset Pearl which is coming along well. But again
there are developments below this on the hillside, so hopefully they
won't spoil views from the lower floors. A bit of advice for anyone
considering buying non-frontline property is to confirm with the
developer that nothing is being built in front that could spoil your
view, otherwise you may be very disappointed. Also for anyone thats
not put a deposit down yet, just bear in mind that most of the beaches
in Sahl Hasheesh will be privately owned by the frontline properties.
There will of course be a public beach, but thinking ahead a few years
with all the apartments being built, this may be a very crowded
area!!!

Thanks for your comments Distantdreamer; its always nice to get independent reviews from owners of any project.Its good to hear that Serrenia is back on track; it will obviously add to the appeal of the whole area.

In Sahl Hasheesh the public beach area will stretch from the pier to the central piazza with the exception that El Andalous and Palm Beach Piazza will have sections of private beach in front for the exclusive use of owners. The public beach is the area in front of the 'Old Town' where all the shops, bars and restaurants will be. Ocean Breeze will have a completely private beach with approx. 400 metres frontage.

Any idea if there will be a fee for the public sections, and if visitors (not owners) will be allowed to use it.

How big is the beach in front of El Andalous, I thought all the frontage to this block was covered by the long pier and associated statues etc.

Is there space now in front of the pier, on the seaward side.

I am not aware that there will be any charges for the public beach area; there will no doubt be charges for sun beds but at this point I have no idea. The private beach for El Andalous will be the other side of the pier. The old coral at this end of the beach will be removed and replaced with new sand. I am sure that visitors will be allowed to use the public beach; many people will visit Sahl Hasheesh from outside for the shops & restaurants and are sure to use the public beach as well.

Glyn,

Any of the three beach front projects would all be an excellent investment. El Andalous is the one I'm investing in which is by the "Old Town" with around 300 shops/bars/restaurants and with the pier and the sunken city for divers directly in front. Just a promenade separates it from the beach. Completion is second half of 2008. Palm Beach Piazza is now finished and is the other side of the "Old Town", directly next to the Piazza. Again just the promenade separates it from the beach. You can even have your key after your first payment! Ocean Breeze is very close to the Serrenia project and there are villas in front of the apartments, but still only a few minutes walk from the beach. This is due to complete late 2008. As far as I understand most of the remaining frontline plots will be hotels, so each of the above developments will be a premium product, with hopefully excellent rental potential and resale value!

Sounds good and tempting,i'm sure Sahl will be an excellent area for investment.
From the pictures i've seen looks like it will certainly be more developed than El Gouna. However El Gouna is also an excellent investment.
