Default Hotel Management

Hi all those thinking of the hotel management option please read on.

I have read on another forum from a knowledgable developer in Sharm that Hotel Managements are asking for £150 per month to check your guests in and out of the hotel and they must know who is inside the grounds and this is a must. He is saying that even if you are privately renting out your apartment they will still charge this fee. Apparently this is being enforced through out Sharm. Has anyone else heard this??
I will email the developer to see what he has to say about this as it is very unfair to expect us to pay this ontop of everything else.

If I hear anymore I will update you.

Default hotel

does this mean we would have to pay to stay in our own places? cos that just ain't gonna happen......we surely don't have to answer to the hotel...cos if thats the case Stu won't be too impressed

Hi I have emailed the developer direct and see what response I get. If this is the case then I will be asking for a full refund as there is no way we will be paying an extra £150 a month on top of the £1500 maintenance fee which incidentally covers security charges - so why do we have to pay this as well. Surely we dont need to be checked in / out.

The original source that I got the info from has said that he thinks that the developer will wash his hands of it and that it will be the hotel chain management policy. I dont think we will find out for definite until the hotel chain is known. I will keep you informed.

I have also posted in Zeiads legal thread to see what he says.

Regards

Alison

Hi

Well I guess the question is who pays for the ongoing security in a "gated " situation. To my mind the hotel will benefit from people staying in the appartments as they will surely spend money in the hotel and its shops, bars etc.

If the hotel manage your appt and let it out then this should certainly be part of the management cost.

Part of the problem is the vague way that benefits and facilities are described such as "WiFi" (we would not really expect access to be free but no cost is mentioned) private beach - is this access with cost (I think so) but again nobody really knows yet.

We have to hope that the developer and management of the Hotel are responsible and try to work out a good formula that is reasonable to all.

Perhaps such costs should come out of the maintenance account - but again if you visit occasionally should you pay for the handling of an appt let out weekly?

I think the sooner these issues are addressed by the developer the better - but until the hotel is sold such agreements cannot be finalised.

What do others think?

Iain

Hi Alison

We can hope it was E£ 150 I could handle that! Let's not get too worked up just yet, but you are right that we need answers to this.

Perhaps there are others owning in different developments who can tell us what they have to pay, or what the arrangement is.

Iain

Hi Iain £150 per month is alot of extra money to find when you were not made aware of it right at the beginning. Hopefully there is nothing to this rumour an Zeiad may be able to find out for us.
I have been told that there will be a charge per person to access the beach of around 6le but again I cant see how they can put a figure on it until they have sold the hotel and an agreement has been put in place.
If they costs come out of the maintenace fee account then the funds will run dry very quickly.
I agree with your comments ref extra income to the hotel from our guests using the shops, restaurants, bars and indeed the beach.
I dont know of anyone that has bought on a resort within a hotel complex that is up and running yet. Anyone out there??

Dear Alison, Dear Others,

I received your email Alison, and consequently I have made some investigations which have resulted in the fact that there is no such thing like GBP 150 fee for any reason! Whoever says otherwise it is just not true, and the developer is not going to charge you anything like that. I was just confirmed.

All the best,

Zeiad Yehia

Thanks Zeiad - I have also received an email from the developer who also states it is nonsense and do not listen to anyone. I will however keep his response!
