Hi all - to those that are buying 2/3 bedroom apartments. Another buyer recently went out and discovered that their apartment, which should have been configured to a 3 bed 3 bathroom, was actually 2 x 1 bed apartments. As they stated if they did not go out and see how the progress was made they would have been unaware. Might be worth checking with Tarek if anyone else is having the same configured.

we went out 27th march and found the same problem we have been assured that this is being corrected we hope,couldnt believe it as they were putting wiring etc in,and wouldnt stop.hoping to go out on 23rd may

Just found out about another one as well so that is 3 so far so obviously its not a one off. What a waste of money!! Also I think you need to think about getting air cons installed before they start laying the tiles on the roof.

we have been told by the developer that it will be ready for us on the 5th june but we need some urgent help please

we have signed contracts and posted them back, we got email regarding furniture so sent that back, we need to apply for visa but not sure what kind of visa we need can someone tell us, we have not yet done anything regarding notarisation, we dont even know what it means, we would like to do this in uk but dont know where to start, do we need some sort of paper work? do we have to visit london? we live in the east midlands and we want to get this all done before we go, i know you are probably laughing at us but were stressed and young and never done anything like this before. does anyone know of where you can purchase other items for your apartment ie. kettle, toaster, cleaning items and so on?

please please help

Hi Ryan and Lynn - what you need to do is get a multi entry visa and residents visa from the passport office in El Tor. This is the cheapest option and is very easy if you intend on going to Sharm soon. Your lawyer ( mine is Zeiad and this is what he arranged for us ) will arrange for a colleague to meet you at the passport office in El Tor. He will get the visa for you - works out about £15 or so for both. Only one person needs to get these. We then went to the notary office up the road in El Tor and he helped us get the Power of Attorney which you need to get and give to your lawyer. You cannot get the POA without the visas. POA is 40le which is around £4. Is is an wasy process. When you have the pos you simply hand it to your lawyer and the rest is down to him eg court registration in Cairo etc. El Tor is about an hours drive from Sharm. If you need a taxi driver let me know as we use and English lady called Allison and she charged us £15 return ( she also charges this for airport transfers as well ).
BE AWARE though that to be able to leave Sharm you need toget the single entry visa when you land in Sharm for $15. There is really only need for one person to go to El Tor but if more than 1 wants to go make sure you all get the single entry visas because there are check points as you leave Sharm and you need to show your passport. Hope this helps.

Ref kettles etc there are lots of electrical shops around and a new one opened in Carlton Mall by Il Mercato in Hadaba. The large supermarkets under Mac D's in Naama bay sells small electric items ad kitchen utensils as well. There is a shop by fun town that sells bedding and another in Il Mercato as well. The big Metro sells kitchen equipment and small electricals such as kettles as well. Check their website which is in the shopping thread ( I think ) which will tell you their monthly special offers. I think April had the kettle offers.
I am having connection probs at the moment and am currently in Witherspoons using their free WiFi so dont worry if you send me any pms and I dont answer straight away.

Hi all

after reading the entry about layout problems I e mailed the developer. This is the reply I got.


I would like to explain the issue of different layout problem (which I can't deny)

We had a huge delay for like 3 month last year and we had to push work to decrease the time and we had to divide the project to zones.
Near handover I found out some units are sold with attached layouts that not as we are executing ( that only in units 110/120 m2) with the option to have it 2 or 3 bedrooms), I admit I refuse to demolish the finished apartments( was 2 cases) specially new clients liked the model we execute and they order it , I was under the impression the owners would appreciate the new layout.
the owner of one unit of them refused the new layout and insist to have the one she signed. I had to demolish and rectify this as she requested -I also did the other one since I couldn't wait no longer
as you see I was in a tight spot since I was not sure of what the clients requested ( 2 bedrooms -3 bedrooms one side- 3 bedrooms 2 in one side and the other third room in other part ) and more over some clients like the bathrooms in the middle -some like them in the side (instead of the kitchen space) . to be honest I had this problems only in the big apartments -had no problem in the small one since it is only one configuration.
At this time I had to stop working on those big apartment to ask confirmation on each apartment to change the layout before I can go ahead again- that caused a delay but I was forced to do this instead of driving in circles.
your trip would help us a lot or I can email you with the layout to see for your self.

We are going out there on 21st may for 17 nights so hopefully we can sort out any possible issues then.

Alison is obtaining the PoA in Egypt as easy as you make it sound? I've been trying to get a Notary Public local to where we live in Yorkshire but not having a lot of success. If it's as easy as it sounds in Egypt, and possibly cheaper I might just go with that option. I've been in touch with Zeiad and hopefully he will act on our behalf.

If we decide to go down this route could you provide us with contact details for Allison the taxi driver.

Hi Jeff

Just to say I used a notary here and total cost was £211 plus courier to Egypt £56 so doing it in Egypt definitely cheaper.

Also from what I have read and from what Alison says it is fairly easy in Egypt and takes half a day or so, in which case you'd be best to do that - I'm sure Zeiad would agree as you will be out there soon.

We are in 22A12 Sierra and have been told things are late and should be landscaped etc by end June (he said during May/June).

Hope you take lots of pics when out there and udate us! I plan to go out when I feel I can make some progress, probably June when it;'s a bit hot for me, but that's life I guess. Iain

we have number 35a/1/2 3bedroom and when we went in end march and found they were doing 2 1 bed apt which i pray has been corrected. we were hoping to go in end of may but cant and are hoping to go in 1st week of july now. so anyone going over before would be gratefull if they could have a look and keep us informed of progress.
