Hi Alison,Stu here....on a slightly off topic note,any idea what channels the tv will get in our places?I assume there will one big sat dish mounted on the roof that feeds all appartments..Just wondered if the quality will be like the stuff we get in the hotels or maybe better ones,and is there a charge for receiving them?Also wasnt there talk of wi-fi internet being available too?Just think,sat on our balcony with the lappy on in a liveable climate....I have had enuff of this crummy weather!

Hi Stu - dont know about the tv channels. I imagine they would be standard and then you could upgrade. I too understand that the dish will be on the roofs. Yes apparently there is meant to be Wifi which agree would be great - sitting in the garden with laptop and beer in hand. Know what you mean about the weather.

Thanks for that Alison.....she would like to get married at Coral sea Resort where we stay......but may not be possible......we will ask Kero & Mahmooud when we go there in September

I dont really understand the Insurance part of the water?? I was going to get Tarek to clarify this but he wasnt around when we went into the office.
Our apartment is very nearly there. The front door is now locked up which is a good sign. We would not have accepted the keys because this would have meant that we would then have had to pay the above there and then and also the £1500 maintenance fee. The reason we did not is because it was not quite complete eg window in bathroom to be installed and smoke detector. Balcony and railings need finishing and garden landscaping. Also the entrance to the block is not finished along with the landscaping and the pool around our zone. It wont be long though - within a month. Mostafa will soon start furnishing it and he has drawn up a contract to state it will be furnished by 8th August. We have booked to go back Oct but I may nip over for a long week end in August to check everything and if all is complete then hand over the above monies. Mostafa ( he used to work for SRE ) said that he believes there will be an office on the development where we can top up the pre payment cards for the meters. Personally I think this is a much better idea than having a bill. If you rent it out then it can be topped up by the tenant. There does not appear to be any news on the hotel eg what chain has bought it yet. They are still working on the hotel buildings, restaurant etc as well. We were really impressed with the amount of workers on site and they really seemed to be getting stuck into it as opposed to standing around. Through interpreter the site agent said our pool and landscaping will be ready within a month and Paul ( he is a foreman and builds new houses and flats in the UK ) said this will be achieved easily within the month. They were marking out the pool and landscaping on the Zone behind us. They had cleared up our Zone alot from the Sunday til the Thursday to get ready for marking out etc. I imagine now a week down the line it has already moved on and would suspect that the pool has now been concreted. Lynn and Ryan are still out there and were going to make a few more visits so hopefully they will give us another update and some pictures etc.
very usefull thank you,more questions for the oracle,what will you do about the checking of your unit when completed.we were told we only had 1 month to inspect,and have alterations made which is difficult when we are not given a completion date, to arrange flights.also,we arent keen to pay full maintance figure,when 1) site is not completed,and 2)we have arranged furniture package and believe it should be fully completed untill the furniture package is fully fitted
also with the maint. fee has the late penalty clause been mentioned

Hi Tony I emailed the developer Tarek ref snagging etc because the way we read it in the contract was that we had 15 days to get over unpon hand over. He explained that this was not the case and what it means is that no late penalty clause would be paid after 15 days of them telling you to pick your keys up - if you dont pick them up he said you cant expect to still be paid late clause which makes sense. There is no ( reasonable ) time limit. You can basically go out when you have availabilty. I am hoping to fly out on my own after the furniture has been installed ( 8th Aug onwards ) and will also snag it then and collect the keys. If I am happy I will pay the maintenance fee ( if the pool and outside lighting is completed on my phase ) and meter fees. The maintenance is due once he states your apartment is ready and not the whole complex is complete. With regards to late penalty Im still waiting for an answer. Originally he said to subtract it from what maintenance you owe but I pointed out that this is the residents money and not his. This would mean an awful lot less money going into the maintenance bank account and would he make up the shortfall. He said in that case he would have to then!! But we really need to get this sorted.

Could you please clear up some confusion for myself and Steve

Can you advise please what the 'process' is that we need to carry out property wise/legal wise in preperation for the completion of the apartments??
What did you have to do with Zeiad? Were you required to fill out forms and go to the town hall?
Did SRE ask anything of your time?
Can we pre order the pre paid meters? and is there anything else (other than the furniture) that we need to be aware of

We are mindful that our completion is Sept - but we havent been advised of anything further and would really like to book our flights

Hi Anita hope you are well - the meters are automatically being installed in the entrances to the apartment blocks. Each apartment will have their own water and electric meter. You dont need to order them or tell them to install them. On handover you will need to pay for these and you will be given the cards ( so I believe ) You can then top up these cards as and when you need them ie pre payment. I have been told that there should be an office on site for us to top these cards up. This I believe is better than getting a bill. Espec for those renting out.

From what I saw there is quite a lot of work yet to be done on your phase - I will try and find the couple of pics I took of the pool area etc and post this morning.

Ref paperwork. Once you have your contract everyone that is named on the contract needs to sign each and every page. Keep a copy for your self. It then gets sent to SRE who in turn send it to the developer Tarek in Cairo who signs each page as well. It is then returned to SRE and forwarded on to your lawyer.

Now for the lawyer to proceed - You will have to get POA for your lawyer to be able to register the property for you in the Courts in Cairo. To get POA you need to go to the passport office in El Tor to get a multi entry visa and residents visa.

What I would suggest for you is to get this when you are in Sharm in September. This will probably be the easiest and cheapest option for you.
Let your lawyer know you want to do this in Sharm and what day you are doing it and he will arrange for you to be met in El Tor.
You need to book a taxi to take you the hour drive to El Tor - it is a lovely drive with some stunning scenery along the way. ( I paid £15 so let me know if you want the details of the taxi driver - she knows where to go )
You 1st need to make sure that you obtain the entry visa for $15 at Sharm airport ( if both of you are going to El Tor then you both need to get the visa or you can apply for a multi entry visa from the Egyptian Consulate in London via post all details on their website - once you have this you wont need to get it again in El Tor ). Take your passport with you ( I would also take a couple of passport photos and a photocopy just in case they ask for them - they didnt with me but best to be prepared ) . The lawyers rep will meet you at the passport office ( meant to have said take your contract with you as well ) and take you into the passport office. He will then do everything for you and you just hand him the fees. 83.10le for residents annual visa and 61le for 6m multy entry visa. If you get the multi entry visa here make sure they write where it says number of journeys several - make this clear to them.

You then follow the rep - on his pushbike ( we over took him and waiting for him as driver knew where the notary was ). He then takes you into this shocking building that is the Notary. He will then hand over your contract and passport and they prepare the POA for you. They speak very very little English both here and the passport office so it is essential that you have the lawyers rep to meet you. The POA is drawn up in Arabic and you sign where they point to - did not have a clue what I was signing and this is the trust part!
Only one of you needs to get the POA so only one needs to get the resident and multi entry visa from El Tor. ( NB you both need the visa to leave Sharm for the journey to El Tor though )
The POA cost just 40le. So in total alot cheaper than going to London to get this done. Cost including taxi if both leave Sharm was around £50. Take water with you for the journey.

You then hand the POA to Zeiad before you leave to come back to the UK. Once he has this and the signed contract he can then start the registration process and this takes approx 6 / 8 months.

I would contact the developer and ask him about a realistic completion date as you are wanting to book flights etc. Let me know if you need his email address. He answers very quickly.

Sorry I might be a bit thick this morning but can you elaborate on ' did SRE ask anything for your time??

I will have a think to see if there is anything else you need to know - are you buying the package from the developer of getting furniture elsewhere?

I hope this makes sense and please feel free to post and ask anything you dont understand or I havent made clear enough.
