Hi all

I have emailed the developer direct this morning and as always had a very swift response - within half an hour - other developers take note!!!

Tarek is doing his utmost to get as many phases finished as possible on the residential side.

Our Zone ( 40 ) landscaping is far ahead and improving daily but the pool still is not finished yet. He is hopeful that 5 zones will be ready to handover by the end of July and the other 2 ( zone 6 and 7 ) will be done by Aug as well.

With regards to the hotel - Tarek said that he has been focusing more on the residential side ( which benefits us ). He is still looking for a chain to manage the hotel and he said he prefers an International chain to do this - again this will benefit us to have an International brand name. This has now given him more time to explore new dimensions and update the primary design. These will obviously be far better and benefit us.

We need to take into account all the summits happening in Sharm and bear with them when the workers are evacuated. I really do believe that Tarek is doing his utmost to handover as many as he can within the next 2 months and that he truly has our best intersts at heart. He has a reputation that is clearly very important for him to keep intact.

He ended the email with;

again for your support to our vision and all who share our dream to make us able to put SIERRA RESORT on the MAP and i'm sure it will be a landmark of SHARM EL SHEIKH for years to come.
Special thanks to you my QUEENIE - people like you makes me enjoy what i am doing and i will never stop trying to serve you better.

very encouraging,do you have any more info on the maintance fee ie ours was due 1st jan and if completed 1 july 6months late the fee should be 600 less but i am reluctant to pay anything yet, until i know who is going to controll this fund and every one else has paid into it and our block is completed as it is silly to pay maintance when there is nothing to maintain yet.i doubt if i will be able to go out for many weeks to collect keys and also i have paid for the furniture package i dont want to part with full money as i want to hold back some leverage

Hi Tony - as per the contract we will need to pay the maintenance on handover of the apartment ( when your apartment is complete, landscaping around pool, pool finished and filled, communal areas like entrances finished and installed with lights and lighting around your Zone ). I will not pay for the maintenace until this is all done. The maintenace also includes the employment of security staff - there were 3 on duty in Zone 1 when we visited. The landscaped areas were also being maintained - mowed and watered and I would assume the pool was being looked after as well. So all in this Zone would have had to have already paid for the maintenace I would assume.
I too am not going to handover until I have had full details of the Residents Assoc including bank account for the funds, who is in control of the monies, who has access to the statements etc. I have asked these questions before and not really got any answers. I will pursue it.
It was pointed out that any late penalties would be deducted from the maintenace fee that we are due to pay. I pointed out that the owners will then lose out because obviously there will be less monies going into the account!! I have asked if this is the process then will the developer pay the shortfall into the bank account and how will we know??
Anyone have any other thoughts or suggestions on this.

Are there any owners out there that are accountants?

Hi Tony I hope to be out again in the next 6 weeks so will find out as much as I can before handing over the maintenance fee and the meter monies.

Hi

We have just found this website and are still trying to work out how to get onto the general posts in order to get some up to date info. We have purchased 17C in zone 4. We have not had many updates on progress apart from the pictures on the Tareks website. Reading the forum we have gleaned alot more information. We have had problems getting replies from Mr Yehia the solicitor to see if the contracts have been signed by the builder and when we can expect a copy. One of the forum posts also indicates that our apartment may be ready this month. This is a bit important as we need to book time off work and arrange travel to come over for the handover. Any info would be appreciated. Sorry about the direct approach.

Don't worry about the direct approach - it's often the best way. I'm sure someone on this thread will be able to answer your questions...and I have a feeling it will be Alison, our resident Sharm expert!

It makes a big difference being able to share problems with others in the same boat and to get help from those who're a bit ahead of you in the process, so ask away.

Hi John and Dawn and welcome,

No doubt Alsion will respond soon but we will be your opposite neighbours on the ground floor of 22 - that may or may not be good news for you!

I can tell you that the paperwork is a little slow but I have given up worrying too much about that. Zeiad has set up on his own and is a little harried I think but all should be well.

We hope to have our place finished from a build point of view middle of this month so I plan to go out late July early Aug. I don't think there will be too much pressure to act unless you want to pressure them . We just want to be able to use ours Sep Oct time so need to get furniture etc organised now as it will take 45-60 days.

You will find lots of info on this forum and lots of new neighbours - but may take you some time to trawl through. After a few posts you can PM private message people also. You'll find lots of help and infor here, it certainly helped us keep sane during the more worrying times....

Look forward to meeting you both in due course - why not post an introduction on the introductions thread and I'm sure you'll get a good response,

Hi John and Dawn and welcome. Its lovely to have another neighbour on board. There are quite a few of us now. I went over a few weeks ago and if you havent already seen there are somes pics and a link to a video a few pages back on this thread. The development has really come along. I met with another couple. Their apartment was very nearly ready. The interior of ours was very nearly there. Your Zone is coming along as well.
Are you going with the furniture package or sourcing your own. On the furniture thread I have also put up a package from Idea4furniture where we have bought ours from. On that thread there are also pics and a video take at the furniture showroom. Our Zone should be ready next week. When we were there they were starting to tile the pool and landscape the pool. There were some buyers living full time on the 1st phase which looked really good and bigger than in the pics. Nabq has come along in leaps and bounds and the new shopping centres were lovely.

Try emailing the developer Tarek to see if he has signed the contract - presume you have already signed it? If you have both signed it then find out if he has returned it to SRE and then ask them if they have forwarded it to your lawyer.

My furniture should be fitted by 8th Aug and I am hoping to fly out around this time to snag the apartment and check the furniture in order to pay the balance for the furniture.
Have you got your POA yet as well?
