Hi Everyone,

I remember the first time I visited Egypt,I didn't think I would like it but hey it's a totally beautiful place with it's nooks and crannies and all.
I remember staying at a hotel in Sekalla it was very good to be fair to it.
Three days before we were suppose to come back I met a family who had been in Hurghada for 2 Weeks and they hadn't been out of the hotel,When I asked Why?, they replied they were scared to go out.I asked why they had come to Egypt, for the winter sun they replied.
Next day I invited them to come along and took them out walking may I add into sekalla,probably not the best place to start a tour with terrified tourists, but let me tell you that a few hours walking about just totally changed their minds about Hurghada.They had been told some scary stories which were unfounded, it's just a pity they believed them.As we have all said before Egypt is not for everyone,however there are very few places you can visit that have what Hurghada has to offer,the all year round weather is a big plus.
All the new resorts in the next few years will be up and running,you are more or less central to either travel to Cairo or Luxor even though a few hours drive away.
It certainly looks like the British will be the last in as eastern Europeans are making claim already.

Property Investment is risk everywhere in the world.

It's obvious that developer have different perspective, likewise agents and everyone else who has a commercial interest, however that commecial interest in it'self is a very good guide to what has long term value. It is these people who can see beyond the initial building sites and ouyt of the way locations.

Anyone wanting to buy something "established" will pay anything upto 100% more thatn the owner who bought in the same development 2 years earlier off-plan. Maybe that growth is not going to continue at this rate but the basic principal will still apply.

Sure there are some locations that are better than others but the asking price reflects this.

Taking views from anyone at the airport after bad holiday is no way to canvas opionion. We met a couple who felt that Hurghada had nothing to offer because they were "imprisoned" in one of the very big out of town hotels with All Inclusive. We took them on a tour and they were amazed at what they had missed, which is very common.

The question I ask myself is am I the only person on the forum who isnt selling property in Hurghada ?

I have visited Hurghada many times .Im not scared to walk around . I have eyes in my head and I largely do not like what I see . Im ususally so worn out by the hassle that I cant wait to get out again .

On El Gouna Hurghada road . The long term unfinished projects need to be flattened first and dont contemplate being on the other side of the main road to the beach . It is THE busiest and most dangerous road I have ever rode on .


Im just expressing my opion which I will no doubt be told is wrong .

HI crombiestone

I am one of the few people on here that are not selling apartments, I am an owner of an apartment in Hurghada, we use it as our holiday home for the time being then when the kids leave home we will be able to go out there for longer periods mainly in the winter times. Our apartment is the south of hurghada near the grand plaza and hilton resort. We do love the area and the people.

What I am merely pointing out is that from Hurghada both are accessible rather than if you lived in Cairo for instance,I know you are going to say they are also accessible from Cairo quite right everything is accessible.Just trying to throw some light on Hurghada.I am not saying driving from Cairo to Luxor is only a few hours drive please stop trying to make people look stupid.

Hi i am a new member on this forum and am wanting to purchase property in Egypt. I am swamped by investors saying one thing and another and need some real truth information as Iam a little confused. I have been to Sharm 4 times and recently to Marsa Alam. We want to buy a holiday home and decided on Sharm, however someone put me off due to regulations of 99 year leasehold and recommended Hurghada. There is just so many to chose and will be heading out there in JAN. Sahl is a little expensive but is it worth the investmest or Hurghada? Can anyone help?

Just go out with a wide scope don't be bullied into anything, Try emailing Redsea furniture on this forum he lives there and not a developer he will give you a good insight to everything.
