West-Side Village is very new and only went onto its pre-release phase a few weeks ago. This is why it wasn't in the book as there weren't any details available on it when I was doing my research.

Details on it are still a little sketchy.

It's not right on the beach, but not far away from it and they have access to the facilities of one of the hotels on the beach.

It looks to me as if it is going to be built right next to Lotus (not Lotus Breeze). If you have Google Earth, you can find it at:

27 11'35.01" N, 33 49'49.74" E

It's actually on the big empty patch of land a few mm north-east of this grid reference.

There are actually 686 units in the development, meaning that it is one of the biggest in this part of town.

Prices start at GBP19,964 for a 50m2 studio, which isn't bad at all. It appears that the finishing of the project is also going to be a bit more luxurious and comprehensive than most competing projects.

The price of GBP400/m2 makes pricing the same as Lotus next door, plus British Resort which isn't in nearly such a good location.

I think it's a nice development considering the location is one of the best in the 'Little Britain' area. It would definitely be one of my top choices for people looking for smaller apartment. For anyone interested in something larger, I would still go with Sara's Residence as this is still at GBP350/m2, but you can't get anything there under 89m2, so the entry prices are still pretty high on Sara's.

I will be putting information on West-Side Village onto the site over the next 36 hours (once I have managed to get my brain working properly again after the excesses of last night!)

It looks like a very nice project, albeit second line beach not front line as I initially thought.

Secondline beach would also be ok for this price,especially now that Regency Beach aren't doing their studios at under £20000?..

I'm hoping that Royal Mirage could turn out to be a good, affordable alternative to Regency Beach as it is firstline again and practically next door to Regency Beach.

It hasn't been released yet though, so I have no idea as to the unit sizes or prices.

I hope to meet with the developer immediately upon my arrival in Hurghada at the end of the month and so I hope to have more information then.

Its 586 units, looks great. Doesnt seem to be much on any website except for one agent giving details and prices from £19700

This is a bit strange, because they refer in their materials to 'studios with one bedroom'!

I look at the plans and they are what I would describe as 'reasonably sized one bedrooms'. Up until reading their materials, I have never heard the word 'studio' referring to anything other than 'one big room'.

A nice little one-bedroom for just south of GBP20k seems pretty good to me though.

Hi Nick,

Yes a one bed is definately ok for the £20k mark,people remember if you are looking to invest in any developement you need to jump in at the release or before if you can.However do go and have a look before you commit.
The story here is if you leave it till way after the release dates you will see prices climb pretty quick before the development is complete.

Everyone should definitely get out and investigate the site for themselves before signing any contract. Fortunately most developers (including West Side Village) offer the opportunity to secure a unit for 30 days with a small reservation fee which is fully refundable and so there is little risk in doing so.

I got more information through on this development late yesterday.

It appears that there are only nine units available for under GBP20K (it's often the case that developers make a small number of very affordable units available at these very interesting prices).

Especially interesting is the fact that there is no price difference according to the floor (usually the higher levels fetch a premium price).

Currently hardly anyone is marketing the property and so those who are quick off the mark should get themselves a quick deal here with one of the units on a higher floor. I can't see it lasting long though as the most affordable units in most developments sell out very quickly and it's likely that a lot of other agents are going to start marketing the development in the next few weeks.
