Am I allowed to tell you anything about Regency Continental that was just announced today?

I am so confused now as to what is and is not allowed and I don't want to be accused of being a spammer!

Hi Nick,

The thread is for any new developments that people may think are the best value in Egypt so why not?.
If you put it on under your own steam then that would be promotional.
I don't see a problem we want to know about any new development to see if people are buying also these will be future threads.

OK, in that case I'll just tell you a a bit about Regency Continental and not mention the fact that I can also do you all a great deal on bootleg ******

Regency Continental was just announced today and comes from, as you can probably guess by the name, the people behind Regency Towers and Regency Beach.

As you might also be able to guess from the name, it is in the Intercontinental area, in the large plot to the south of Lotus Breeze where there are lots of smaller developments going up.

Compared to the developer's other project, this is tiny, containing only 15 apartments. It is 500m from the sea, including the public beach in the area.

If Regency Towers and Regency Beach could be compared to British Airways, Regency Continental could be compared to RyanAir - no frills like pools, 'lush tropical gardens', on site saunas, health clubs, restaurants, etc. etc..

But it's cheap!

Prices start from GBP21,995 for a 67m2 two bedroom.

The development consists solely of one and two-bedroom apartments ranging from 67m2 to 87m2, the most expensive unit being GBP30,320.

Completion is end 2008

I won't be adding it to the site as I have very few materials on it so far and, with so few units on sale, I don't think it will last very long.

My verdict? I go back to the British Airways vs. RyanAir analogy - if all you want is the most m2 for your money, this is worth looking at, especially due to the fact that it is in a pretty nice area.

I think that Regency Beach will be there best development so far, just a shame its not in the new Hurghada area.

Certainly sounds good,hope the quality isn't compromised for the prices.
I have heard good reviews about regency,still not cheap cheap for no frills, what do you think?...

You certainly can't compare the two developments - Regency Beach is designed by a top architect and I think is, architecturally speaking, the best looking building in the area. Regency Continental looks the same as pretty much any other little apartment block in the town.

There are some cheaper developments in the Intercontinental area - I mentioned some of them in my book.

But what I think warrants the extra is the fact that it has the Regency name on it. The developer has worked hard to create a brand and this would give me confidence that it is going to be finished to European standards.

I don't think that you get that guarantee when buying a 'no name' development from a local company. When my girlfriend and I looked around some developments being finished, we were quite horrified by what a complete mess some of them looked.

What you have to remember is that you are getting a two bedroom unit for the price of a studio in the more upmarket projects. Also there is a limit to how cheap new projects can be. If you read in the Press the world has suffered huge increases in the price of steel and cement in recent months. This has been driven by the price of oil at 100$ per barrel and still rising. Steel prices in the Middle East have risen by 25% in a matter of months.

I've had details for month's with prices and even seen model of site at iraida's office in November. I don't think it's a bad investment but there again I will be bias due to buying one of Iraida's apartments in the first oasis 1 development, and reading threads about peoples problem, where I never from day one buying off plan to completion last March and even now being an owner have nothing but praise for Iraida and the after sales sevice is fantastic.

As you all know I am not trying to sell for Iraida and do not make any commision I am just a very happy buyer of an apartment in Hurghada.

Please post any new developments details on this thread as it would help future buyers to see what is available within Egypt,if anybody has any info on other parts of Egypt that would also be welcome were not stuck to one part of Egypt, so come on lets be having some good info on this thread with why you think any particular developments are the best value in Egypt.
