Some info on Ocean Marina Beach then ...

I had read on the forum that they are offering beachfront apartments for GBP16,800. "Wow!" I thought. "Looks too good to be true!"

Well it's not true and it's not false.

Yes, you can get a studio apartment for GBP16,800, BUT...

1. It's only a 32m2 studio.
2. You need to pay the full amount in cash within 8 weeks of signing the contract.

Even with the big discount for cash, it still works out at GBP525/m2. which is still more expensive than the starting prices at Regency Beach at GBP500.

The undiscounted price is GBP700 - that's getting dangerously close to Sahl Hasheesh levels already.

OK, so the larger apartments work out as being cheaper on a price/m2 basis. The biggest two-bedroom unit is 100m2 at GBP600/m2 - still more expensive than the top floor of Regency Beach.

If anyone has 45 grand in their bank account that you don't know what to do with, then getting a large unit here would not be a bad investment. For everyone else, I think there are better deals around.

Anybody know of any developments that are not widely advertised on the web etc?.
Maybe a smaller development with good facilities.

Economically I don't think it is viable to offer small developments with lots of facilities onsite. You can't really offer enormous swimming pools, lush tropical rainforests, saunas, fitness clubs, etc if there are just a couple of dozen apartments in the complex.

You are only going to get all these facilities in the larger developments where they can spread the costs among 400+ units.

Hi Awaheel, the development of White Beach is not small, but has lots of facilities and is more geared to luxury market so I am told.
The prices are not cheap either coming in at anything from 715 to 790 GBP per Sq. Meter.
I would only advise people to look at this if they are looking for something a bit more upmarket. but then again its no Sahl Hasheesh.

Hi Thanks for the info.guys keep it rolling in let's see if we can find a decent development which doesn't have to have all the fancy bits just a pool area would probably suffice.
There are a lot of developments springing up all over Hurghada somebody must have some info on them.I know when I was looking to buy there were plenty of good small developments that were reasonable in the facilities they provided and price.

Hi guys been looking on the web this morning at some property starting from £14100 subject to availability in Marsa Alam.They are located in the Cherouite resort 55m2 finish date Feb 2009.Near the beach.They certainly look like good value to me there are others available too, find a property dot com.

What I am trying to get is the smaller developers to get some input on this forum.
I am out there from the 22/01 and will try and get some further info on the smaller less known properties.Hopefully I should have some time ti get around 1 or 2.

I don't know if its allowed to leave my number or emails but i will send you a private message with my contacts awahee123, also i have variety of lands in marsa alam one of them is with license to build a 3 stars hotels alot of things already built and all services are connected to it, the other one is to build a medical center or a hospital
