More importantly though & this swung it, was the fact that noone could give me any written proof stamped by the authorities to say that there are no investigations into any of his companies or him personally, nor did anyone give a reason as to why it wouldnt be possible to get such proof, in fact that request was blatantly ignored on 3 occasions & i wasnt prepared to keep on asking, quite frankly at that stage it wasnt worth the effort. As Lsab said noone wishes this to go belly up so we can all say i told you so, i genuinely hope it does go ahead & WE can be the ones that you can say that to!

We are taking our money out of egypt altogether but will still be buying abroad so we can escape the cold winters!

Just been reading up on why Mr Harris was disqualified as a Director in the UK. All I can say is "Bloody Hell!!!" and "Dear oh Dear!!!".

Can't stress heavily enough that people do their homework before investing. The saying "buyer be aware" comes to mind.

I have spoken in length with the harris family about the disqualification and I truely believe it was a case of wrong place / wrong time.

Redangel i believe things are still a bit 'iffy' about Hania so maybe best not to start on other developers if you are not so sqeakey clean yourself!!!!!!!!!!!!!!!

Hi Lyndsay, hope you are well.

Your comments insinuate that I, am in some way associated or connected with the developers on Hania. Clarification, I am not.

So your comment "If you are not so sqeaky clean yourself" does not make sense, as again, I am not in anyway associated or connected with the developers on Hania, but am, an independant purchaser on Hania Beach.

Secondly, please clarify your point "if you are not so sqeaky clean yourself"....as it would be in the interest of many if you could clarify your comments, as you know how rumours can cause problems, so please base your arguments on fact. Again, I would very much appreciate if you could elaborate on the "not so sqeaky comment" as it would be helpful for us all, as transparency on all issues is paramount, especially when investing in Egypt. We are all here to help each other, as this is a forum for buyers, so as such, as investors we should all watch our backs as the developers, agents and Lawyers are not going to.

Secondly, it is a point of fact that Mr Harris has been disqualified and not heresay or rumour, personally, I don't know why you are taking it so personally, you should be thankful that this has come to light as I believe you are heavily invested in the Regency Products and I wish you all the best on your investment. If you are happy with the reasons for his disqualification then good for you, and again I wish you all the best in your investment.

Again, we all make mistakes and I wish Mr Harris and yourself all the best going forward on the Regency Products, as I am sure it will be a wonderful product (s) and wonderful development (s).

I am actually thankfull of what has happened on Regency as it has made be work double hard at doing my own homework on investing in Egypt, independant of Agents, Developers and Lawyers. To be honest my findings have not been great, and this is not restricted to the Regency Brand but most brands being marketed in Egypt.

It seems that many agents, Lawyers and Developers (again this is a general comment and not aimed at the Regency Brand) see the UK investor as easy pickings, and to be honest many are, based on what I have read on the Egyptian forums. I really do thank Peter for setting up the Egyptian thread as in my investigations it has become very apparent that there is very little integrity in the Egyptian realestate market, especially in the Hurghada district. I have for a while now been battling with the idea of whether to proceed and invest in Egypt, but based on my findings it is becoming clear that there is very little protection for the purchaser in this market and the sometimes shocking and alarming web of interlinking deception is making it clear to me that this market is to be avoided, again this is not based on any one development but a general comment regarding the market in Hurghada.

To be honest I've made my mind up on investing in Egypt, and I think I am going to give it a miss, without any regert. There are other markets that are more regulated and less riskier than the Egyptian market.

Again, my thanks to Peter for setting up this Egyptian forum as it has bloody opened my eyes to the Egyptian market and If I was a first time investor I'd run a mile and never look back. I'm not saying that there are some great investment in Hurghada or Egypt, but I've decided it's not for me...way tooo risky.

Lyndsay, your not so sqeaky clean yourself (and this is not aimed at Regency, but you). I see you've been removed as moderator (I wonder why) and based on comments on other forums I think you have a vested interest in protecting the Regency Brand (and that's not only because your purchasing the Regency Product)

Again, good luck to all Regency and Egyptian investors I wish you all the best. But I'm afarid the Egyptian market is not for me.

I have not read about the reasons for disqualification,however my agent has contacted me and has heard and looked into all concerns raised a while ago.

She has assured me there is nothing to worry about and they are still happy to sell Regency.

I understand people are unhappy about the Regency Beach not being started yet but at least these people have previous developments under their belt.

People say that there are other places to purchase but i would say not at these prices and from experience they all come with problems.

I purchased through Parador properties and my development was never built,it took me 2 years to get my money back.

If people are not happy then pull out, but until there is evidence of wrong doing posting venemous personal feelings and raising alarm does no one any good.

As said previously it is only £1k invested with a money back guarantee. If another opportunity comes along meantime then buyers are still able to purchase elsewhere but at present i can't see better value for money in other countries.

How many directors in England have closed up shop, been struck off, took creditors money only to open up again the next week in the same shop selling the same goods under another name and with there partner as director?

I realy don't want to keep harping on about this but Randall, you fall into the "easy pickings" category. I've done more independant investigation into the development your purchasing on that you have yourself

You remind me of someone who's attempted to commit suicide on three seperate occasions but keeps on missing the correct vein.

Bit of advice, do your Home work!!!! Just because it's cheap doesn't mean it's good!!!.

That's it..no more bloody free advice
