Default Ownwership of Regency Towers

Default Yasser Soussa

Yasser Soussa 'raided my development on Wednesday morning with 5 'Mafia style' bodyguards and accused my staff of stealing 500,000 pounds, that he said he had left in cash in apartment 405 which belongs to the original developer Waleed. The police were called and he did not even have a key to get in the apartment to check if anything was missing....The Police then threw the bodyguards out and took Yasser and Waleed to the police station to make a report.

Who would leave that amount of cash in an empty apartment.

When Yasser was put on the spot to sign his report he obviously realised that this would badly backfire on him and he would end up in jail as the Police did not believe him.

He then stated that he ad telephoned his wife and she had found the 500,000 pounds in their apartment in Cairo. what a piece of luck, the Police just need to find out where he had this amount of money from and if he has paid his taxes on it!

The body guards spent the day in the winking frog eating and drinking and tried to leave without paying the bill, the Police were called and two out of the 5 bodyguards were arrested the other three ran off, The bodyguards have still not been paid for the terror that they were employed to inflict by Mr Soussa.

We have photos of all of this which I will post on Totally property and have already handed over to the Police.

Is this the action of a credible 'fine attourney'

Again, have been watching from the sidelines with shock, horror and amazement at the way things are transpiring on this development.

I'm not here to judge anyone, all I can say is this is a classic example of why people need to do their own Due diligence when purchasing off plan (especially in Egypt). DO YOUR OWN HOMEWORK and don't believe a word that your Agent, Developer or Lawyer has to say. They may be telling the truth, but in my opinion you really need to do your own home work (in detail) before purchasing any development in Egypt.

Good comments but this development was never off plan and the due dilligence was done through a UK lawyer, egypt is a complex place but still a very good investment if the due dilligence stacks up

HI Everyone

We arrived safe and sound (I'll post details on other threads)

As Andy has already stated I sat down with him this morning and he showed me all the legal contracts for Regency Towers.

The original contract between Mr Andy Harris and Mr Waleid Adb Alla Ibrahiem Citizen Carrying Number 27301142101574 stated that Andy was purchasing 71 Apartments in an unfinished state. It also stated that Waleid had to complete all the outside work by 30/06/07; one year later an these have still not been completed.

As I said I have seen all the legal documents and I will post more information over the next few days.

The incident with the Body Guards happened the night before I arrived but it is the talk of the town. All the details that Andy put in his post are how I had heard it the evening that I arrived and I have heard the same story from many different people, the majority not linked to Regency.

On a lighter note my apartment is nearly finished and I can see that a lot of work has been carried out on individual apartments.

Any questions just ask and I'll try and find out as much as I can.

I find it pretty satisfying to see the photos of the events here. Mr. Harris, thanks for posting them. A skeptic would say it's still up to an interpretation to see what's on them, but they are literally much more insightful than words we used to read here (or outright spam we used to see on the other, unmoderated, forum). So, it all sounds like a cheap "Eastern" (pun intended), and hopefully will settle over time.

I also would like to thank Lindsay for posting the update with some specific info. It's nice to have an update on the general situation.

What I would like to draw everyone's attention to, is that this specific thread is dedicated to Regency Beach. And the last news we heard about it were: On June, 26 there must have been a meeting with the Governor of the area, with build permission expected to be issued few days after that. There 10 days has passed since that date, and we haven't heard any updates regarding Regency Beach state. So, I (and many other people, I guess) would appreciate such an update from Mr.Harris or Lyndsay.

Everything has been agreed and passed we are just waiting for the relevant papers to be drawn up and signed by the Governor but he was called away to a parliament assembly and is due back in the next couple of days

Thanks for the response, Mr. Harris.

For other members' information, I also called Mr.Harris (before I saw this reply) to ask the same question by voice. Just to pronounce some facts (even so it does sound a bit funny for myself, but we had so many stuff around lately, that hopefully even minor facts could help put the matters straight up), the call was answered promptly by the apparently busy person with background noise (voices, etc.) Unfortunately, I am not a native English speaker, so I may have misheard something (so don't take figures below as authoritative), but I was told just the same that building permission should be signed this week, and then 10 days-2 weeks while contracts would be ready.

My personal concern with all this, and the reason why, while not being a good English talker, I decided to call, is that I already spent half of the summer "on the bags", being ready to go to Egypt any week the contracts are announced to be ready. That's kind of pressing. I may have other mid-time (1-2 months) commitments due to work, family affairs, vacation, etc., when I won't be able to drop everything and be out to Egypt to fit within 2-week term for contracts to be out and they need to be signed/1st payment to be made. I'd hate to wait so long and then have to pull out just because circumstances won't let me follow that 2-week window. (And I definitely would like to visit Hurghada before signing contracts, and I would definitely like to see all paperwork ready (and even better, the actual construction start)).


Bottom line of this is still: I guess, other buyers should use Mr.Harris' invitation to call and talk with him personally to get better idea and updates on the matter. And it seems that's the easiest solution actual investors now have with all the spam campaign out there. So, please do so, I guess, and share what you heard with the rest of us (preferrably, clearly separating what you heard and talked about, from you own interpretation and concerns). If you're concerned about costs, try Skype, it's cheap!
