I would also have liked a good explanation as to why I put a deposit on a 1 bed junior suite and ended up with a junior studio for which we were asked to pay more to convert it back to the 1 bed??

(I know that I am no longer purchasing on RB but I've never found out the reason for the discrepancy. Value for money and good end product are not reasons.)

My latest email from AH regarding the ownership of the land at the beach. It sounds very complicated, messy and worrying to me if I'm honest and it took quite a few emails to get the info from him.

The Power of Attorneys are under the name of Malik Shenouda He is originally
from Egypt but has lived in France and owns/operates 3 Hotels in Paris.
Upon getting the licence the land will transferred into the ownership of MAM
ltd which is an offshore company based in the Seychelles of which we own 50%
each, the construction will be carried out by Prima Crete a construction
company based in Cairo which has been trading since 1962 and has built many
projects, the management company will be EgyFrance LLc a limited company
based in Hurghada of which we both own 50%. I own and have paid for 50% of
the land the reason I am not on the power of attorney at the moment is it
will have to be changed to be changed again although I do have a purchase
contract that proves ownership.

I hope this explains everything for you.

Has anyone received another blog email. I had one two days ago from mohammedegyptianlawyer@hotmail.com I didnt bother sending a reply. It just directs you to the original blog which has been updated

I received this email. Would love to know how they got my address as I didn't get the blog first time around.

I thought that all of this had been put to bed but looks like someone has a real axe to grind.

i didn't write back personally. There's nothing on the blog that we haven't all heard and found for ourselves but as you say, where did they get out addresses from? If they have that information from PHW for example, what else do they have from their database?

I don't think that they have come directly from PHW. I think this must have come from a disgruntled ex-employee or agent. Its a very small number of people that have received this email compared to the overall number of investors in the Regency brand.

Just spoken to another UK based developer who tells me that the problem with the planning for the beach is that the government are only allowing the building of hotels on that stretch of land, not residential apartments like the ones planned. Apparently AH and associates are trying to make it look like a hotel complex to get around it. I have no way of knowing if this info is correct but it might explain the delays in the contracts if they are still outstanding

I dont think that would be the case with Regency Beach. It has 10 or 12 villas for refurb(Regency Villas) to one side and some residential units (cant quite remember what) on the other side.

I saw the plot earlier this year,thought it was quite narrow.

But,was right on the beach.

I dont think there was anything on the other side to the villas as I remember. The other developments on the beach front I think are hotel complexes
