A bit bad ? I think this is dreadful !
If you are buying on a so called 5 star resort you most certainly expect a five star kitchen.
Its also a bit sneaky the way you find out after you have recieved contracts and paid your deposits.
I wonder if PROPERTASTIC from Egypt Real has any coments on this.

it's not bad it's at best a reckless and at worst a fraudulent misrepresentation designed to induce you to enter the contract - no point telling you the truth after you've paid your non-refundable deposit

and for those who might say that the deposit is refundable - not after 28 days it's not

This is an e-mail to the solicitors Antony Seddon & Co

As we have paid a fee for you to act on our behalf in respect of West Side village we are not happy with your lack of response to our complaint. This will be the 4th email we have sent.

Highlighted below is the response we received from the agents selling Westside village. (We attach again our complaint for your reference).

'The website/brochure specification was has always been there as a guideline, fitted kitchen are available but there indeed part of optional furniture package. I have attached a copy of the West Side Village specification'.

As you are aware in the place of face to face negotiations the website, brochure and subsequent information coming from the agents form the antecedent negotiations and cannot be described as 'just a guideline'.

Our whole point is that the specifications DO NOT MATCH the descriptions that were in the brochure and on the website!!!!

This is misrepresentation and as such failure to resolve this satisfactorily would mean that we (and any other potential buyers) can withdraw and be entitled to all monies paid refunded.

The brochure clearly described the kitchen and what the specification of the kitchen would be (it did not state that the units & work tops were part of the furniture pack). Units and worktops are not 'furniture' they are fittings.

The brochure clearly states that fitted wardrobes are part of the bedroom. There has been no response about this at all?

So far there has been a failure to fully describe what the furniture pack includes and EXACTLY how much this will cost.

We think it is reasonable for us to expect a response which answers these questions to our satisfaction and would expect an amended draft contract to be issued.

wouldn't say this is seddon's fault precisely

the misrepresentation has been by the sellers rather than seddons

but i do agree that they're not very good in terms of getting back to you - i've had to send them a chasing letter once on one issue and will have to send another one this weekend in relation to something else

amazing when you think they're being paid a £1000 a throw for arranging bog standard proforma contract exchanges

Is anyone considering pulling out because of these hidden costs and do they have any idea where they stand with deposits and solictors fees ?
If i knew they were refundable i may cosider just that ?
First they used artists impressions of Zena Hieghts now we find hidden costs whats gonna be next i wonder .
I am still waiting to find out just what is THE FURNITURE PACKAGE !
Who knows it may all turn out to be fine ............... i hope !!

personally i would have thought that that was one possible benefit to forums like this

purchasers should stand together and agree that they wouldn't put up this type of thing

a developer might stand down one purchaser but he can hardly stand down a few dozen who simply refuse to accept his misrepresentations

Good point that , about sticking together .
Another couple of points i have spotted . I had always been assured that the beach access would be free. However they are now saying " We understand there to be some form of annual charge for the access" One of the reasons i purchased here was because of the beach access! Infact is it not true you can use pretty much any of the hotel beaches in Hurghada at a charge !
Another point they seem to have forgot to mention in the contracts is the " five storey health and fitness and beauty centre "
This was another reason i purchased here but no mention of it in the contracts ?
Anyone have anything to add to this?
Its good to see this forum being used............... shame its for all the wrong reasons.!

DAer All,

My partner and I purchased at westdide quite some time ago and we experienced all of these problems but back then no-one else had got as far as we had. I beleive we were deceived by the ' sales team and talk' and the original internal specification did not even gaurentee the bathroom suite. The contract is not good and the specification forms are even worse.

I personally threatened legal action against them for mis representation and the best they could offer was the option of a full refund. However having talked at great length to Mustofa - the solicitor at Anthony Seddon I do genuinely believe that it is a very good purchase and will see us all right in the end. The problem lies with westside village ltd. The Uk company who are marketing and selling it. The talk and the pictures are very good ( and trust me I'm a marketing expert and even I fell for it!!) but they took liberties with the sales pitch and have dissapointed many people but as I was reminded it does not mean that the product won't be five star in the end. The developers are a different entity and come with superb references!

I agree we should stick together and I also think that West side Village ltd should be offering some form of compensation to those who have been deceived. We fiorst raised this issue back in April and were promised that the marketing material and web sites etc would be changed instantly - it took nearly 3 weeks for the websites to be amended!

not sure i care much for the beauty centre but one representation that induced me and to which i was very attracted was the fitness centre on site
