Hi Ricardothred, no messages yet, i couldn't private message you as you don't have that facility set up. Please go into your profile settings to check if you added an email address too. When i get private messages, altough my email address isnt shown in my profile as far as i am aware, i get an auto email when i'm online on the site or not

Thanks Chris

Default Legals....

Hi Cin

I agree. (especially because stew and I will not be here to get our contracts checked, we will be in Indonesia for three weeks)!!!

I agree if we all get together on the forum and ask Zeiad to check the due diligence and the contract over for a group of us (he will only need to perform the duty once) and we could all split the cost between the group of us.

If people agree, my name is up for that (but unfortunately I wont be able to coordinate it since I wont have permanent internet usage in Indo).

if we all go back with the same amendments required it should hopefully be a quick and easy process. Fingers crossed no amendments will be required

Default Foreign exchange

I used HiFx since this was recommended to me by a friend. i did a search and they gave me the best rate at the time compared to anywhere else.

I have now secured our funds since I am afriad the Euro will get even stronger.

We had to pay a deposit to secure the funds and have to pay for them by the end of April. they then transfer the money where you want it to go.

If you need any more info, let me know.

Lou

Hi Lou,
If you don't mind me asking, what rate did you secure with them? They were recommended by my agent and we used them to send over the deposit on our other property, so will prob use them again this time. Its worrying that the rate is so low just now and seems to be decreasing further.
Karen.
P.S. I'm in also for getting contract checked - it will be easier for him to check it once on behalf of us all. Not sure how we will go about paying though?? Any thoughts on this..

Hi Karen

The rate I got was 1.2525n which is not fantastic but I kept watching it fluctuate. when I called them they said it may get worse as interest rates drop.

You can do a quick calcualtion on their home page but the actual rate you get will be slightly lower than this.

I just felt I would rather know "today" what I am going to pay and be done with it. I was fed up of anxiously checking the rate every single day.

With regards to the legal, we could ask Zeiad for a quote to check everything over and then see who wants to go in, then if someone is prepared to coordinate, we could all send cheques to them so that they have funds ready to pay Zeiad. if someone is happy to coordinate we should ensure all currency exchange is also paid for when we divide the estimate so the main person is not out of pocket. Zeiad did offer to glance at the contract for me and help for free but I wouldnt feel comfortable him doing that and me then sharing it with lots of people as I would feel a bit guilty, but I dont think he will charge a lot anyway.

Of course who ever does coordinate (if anyone wants to,) I would suggest the details of edits to the contract not be forwarded to anyone who had not yet paid (but were promising to pay!!)

What does everyone else think. I would be happy to be coordinator with Zeiad if it happens after mid may (which I know we are all hoping it happens before then!)

I also know someone else not on this forum who may want to come in on the share of the costs too.
Lou
