Hi everyone, I'm new here, been climbing through the reams of information! Thanks for everyone's posts.
Has anyone been to the site of the resort recently? I am interested in buying something there, and would like to know what the beach is like: sandy,rocky, shallow, weedy, is it more like a marina than a beach etc.
Also if anyone has an idea of what the neighbouring developments will be, (hotels, apartments, restaurants).
And if you have any last minute advise along the lines of "Oh if only I had known I would have done this and this instead of that and that".

Welcome in Our Forum,you ask about buying land in Marsa Alam, the beach there is different from area to other, and your neighbors will be Village or hotel in case you buy big land, it will be shops restaurant ..etc ,in case you buy small land, but I advice you to buy land in Marsa lam Marina in case you want buy small land.

Hi Astral - to get a better idea of the beach area around the MABR go the Brayka Bay website, which is the closest hotel to the site. MABR will have 500m of private sandy beach with house coral reef. Plots surrounding are designated for hotels, holiday complexes etc. The master plan for the new tourism area around MABR can be viewed at blonde-center
I can send you extra information on the resort and area generally, just pm me.

Hi guys,
i am new at this forum
i have a question
i want to buy property in MABR,but is one small problem
i was living few times in egypt and thats why i am interesting to buy a property
but i wanted to chceck MABR i Egypt- i was calling to my friends,and i asked them to check this project,and... nobody in egypt (el sery, el mohanad,etc.) knows about this project...
Even my friends in marsa alam never hesrd about this project,developer,etc...
Anybody have any sugestion why ?? I hope that nothing is wrong...

Interesting - I would think that all money in escrow is no better or worse than any other money that is in bank that is sound or otherwise.

Some banks treat business accounts differently.

You are more likely to get an answer from the account holder.

This could be a good reason NOT to use an escrow account.

you may be safer making stage payments during the building and never part with a lump sum.

Default Your Thoughts??

Hi,

I have been reading all your post's with great interest on this resort and it appears that whilst the resort sounds fabulous it is not void of it issues (I suppose what resort isn't)

So I just wondered for someone like me who is interested in buying a two bedroom apartment at this resort what information, Feedback, advice can you please offer that will either make the buying process that bit easier or basically have me walk away?! Apart from this site I have not heard a great deal about this resort, is there a reason? so main questions from me are;

1. Has construction started yet?
2. Does anyone have any recent pictures?
3. How secure is the investment throughout the contruction process (i.e. will the resort reach finishing)
4. Any info/cost's on furniture packs
5. Recommended agents?

Sorry bit exhaustive!?

1. Work has now started onsite, . Contractually the builders guarantee to finish your chosen property within 18 months of your first stage payment being made.

2. Latest photos of work onsite, which started on 8th Sept, to prepare and level the site and also to create the raised area for the 2 beds. Work on the foundations is due to start in November. Completion of Phase 1 is scheduled for Dec 09. Signage will soon be erected on the roadside of the resort to make the site easier to find.

3. As to security of funds paid, as others have suggested - if you are concerned about paying the full amount on contract then you can spread your payments over the construction period although a 10% surcharge is levied for this payment option. The standard payment terms of full balance on contract will help to ensure that the project stays cash rich, as funds are in place to pay for each stage of construction. Monies will only be released from the Escrow account as per the schedule on the Escrow Agreement and each construction stage has been satisfactorily met.

4. Furniture packs are priced from 7,450 Euros for a penthouse 2 bed apartment and from 7,950 Euros for a ground floor 2 bed (including garden furniture). (packs for end apartments are slightly more).

5. If you would like to receive a full investment guide on the complex please pm me.
