Forgive me Ted but having had a lot of experience with this type of forum it is quite common when someone praises one area and criticises another constantly that alarm bells start to ring. It is often the case that the person in question is an agent or working with an agent to 'build up' a particular area. On this forum you will find that the members are generally very knowlegeable and most have declared their personal interests in the 'Introductions' section. No one has the right to criticise other peoples investment strategies; you can express a point of view but do not expect everyone to agree with you. If you like Marsa so much it is your personal choice, time will tell whether you were right. I do however think that it is time that you declared your interests and then everyone will know where you are coming from. I AM AN AGENT AND AN INVESTOR, my signature tells you that so lets hear a bit more about you?

Wow, I can't believe what happened while I was away!
I only wanted to throw out a net for opinions - either way - on future of Marsa Alam & whether others thought it might be good for future. I really didn't intend to begin a slanging match.
I am just a propsective investor, looking for advice/opinions on best investment area for long term growth & rental. I've only ever been to Sharm myself. So again I would welcome all opinions - good or bad.

Lighten up - you seem to take everything personally. Surely its better to welcome others comments - there may sometimes be a gold nugget there. Unless of course you are an agent.......

Ah no. I do not take it personaly. It just seems to me that the more clear I want to be the more people are slagging me off. And I would say WOW if somebody could point out to me at least one sentence where I was criticizing others.
But stop this waste of time, it is too valuable.

But lets give everyone fair chance. Put deposit down in Marsa, my lawyer actually did as well, happy about choice.
Lads, agents - should u have an investment case with 10% rental guarantees for next 5 years (registration and re-sale restriction period), I am all urs for a second property in Egypt.

I'm not an agent, invested in Ireland have 16 houses here. In US, Cyprus (south or Republic of Cyprus, of course, not occupied teriotory) long time ago and Panama recently. But for those countries I need no opinion, as I lived there myself.

OK Ted I know you like Marsa Alam.
I'd still like to hear other peoples views for or against. And if they've invested already, where & why & if they're happy with choices. I really hope people don't opt not to post on this subject for fear of subsequent comments.
We'll never all agree on everything. But the more info newbies like myself can get, the more informed our choices can be.

I agree,

When we bought in 2006 we were blind it seamed to us that we were the only english buying in Hurghada, luckily we had a good agent. There was no site like this one with advise for any question that you have and even though we have bought now and have the keys I still get good advise off this site.

Thanks for that. Where did you buy & is it holiday home only or do you rent it out? Did you buy because you'd visited, or visit because you bought - if you know what I mean?

We bought in Hurghada, Started off with a view to rent till we saw the apartment finished then changed our minds and kept it as holiday home for us and family but now looking to move out Permanently.

We bought without seeing Hurghada I know it was a silly move but it worked. We Originally was looking in Sharm but the 99 year lease put us off.

Mmm - we looked at Sharm, but just couldn't find what we wanted + leashold issue. Didn't like how far out sea is in Nabq for instance.
Will you work out in Hurghada? It'll be a long time before we can do anything like this, so really looking at investment side of purchase as opposed to lifestyle. Thats really why we are considering Marsa Alam as we'd be buying on a resort as opposed to an apartment block competing with loads of other aptartment blocks. Also like developer & bank guarantee.
But...... still not dismissed Hurghada totally.

all I can say is go with your heart, if it feels good then do it. Work wise trying to sort out a couple of options at the moment but not flighting out to hurghada till April so until then we will have to wait, after then we will know more.

Hi - totally agree with Jayne - go with your heart and gut feeling. No one person is the same and we all are looking for different things in a location - apart from the obvious sun, sea etc.

We wanted somewhere near to an airport, with a pool, short walk to the beach and shops, bars and restaurants. We are not divers, just snorkel a little so reefs are not that important to us.

We are all individuals and needs differ.
