Hi have you had any problems dealing direct with the developer? Rather than using an agent?

Hi. We went through an agent who we were referred too. He's based in Hurghada now so is able to keep an eye on delvelopments.

I am also interested in Veranda. how did you contact the developer direct to achieve your 9% discount?

any help/advice (investment wisdom ) would be much appreciated as this is my 1st time investing in Egypt too.

You mentioned in one of your posts that a friend of yours has bought several properties throughout Egypt, out of interest have they ever mentioned how much capital growth they achieved with their investments?

I ask because I am looking for real anacdotal evidence based on 'real' peoples experiences as opposed to speculative potential growth rates quoted by some of the agents.

It is difficult to obtain sales information from previous years to make accurate comparisons throughout Egypt (that im aware of anyway ). Obviosuly Sahl is only in its infancy so this information for this resort will be thin on the ground at the moment.

Hi Steve,

We purchased several 1 bed apartments 64m2 on Palm Beach Piazza 12 months ago for £41927 each. Resale price today would be approx £64000 unfurnished.

Still think the next 2 years should produce up to 20% pa
