Hi Jojo - to my knowledge there are no members that have bought on Viva Reef. I think you will find the reason for the price differences are alot of agents show the pre release prices and also because it is off plan prices go up as often as every 3 months and they dont update their websites.
I think it is being built up the far end of Nabq ( Mangrovy end ) by the new golf course that is being built.

Default maintnenance fees

I have been enquiring into the viva reef development in nabq bay ut one thing i didn't find information about anywhere was about maintenance fees associated with developments. I was informed by an agent today that they advertise the maintenance fees that apply for the 1st year of construction not for after the property is ready, this apparently goes to approximately 8-10% of the property price once the apartment is released and ready to use. the property we are interested in is £45000 so with this in mind we could pay up to £4500 every year to have the lawns mowed! the agent says this is a standard rate in egypt is this true? has anyone experienced this hike in maintenance fees as its a lot of money to find every year and it is seriously putting me off buying now.

all is well it has been clarified by the agent that the increase is 10% of the 1% maintenance fees not 10% of the property price! phew!

Default information needed

Well its all systems go, we've booked a last minute deal going to naama next tuesday 22nd. The plan is to go and have a look at some of the developments out there at the moment in particular the Viva Reef in Nabq bay.

What we do need is checklist of things to look out for when we view the developments, potential good points and bad points etc.

What type of questions should we be asking from the agents / developers.

What is the best way to go about finding the best deal for us as we are only there for 4 nights but want to fit one day of diving whilst we're there...be a shame to miss out!

So any advice is gladly welcomed to help us find our sharm dream! if there is anyone who will be out in Sharm when we are it would be nice to meet up for a drink and chat aout the buying process.

yeah was very releived myself! i spoke to 2 seperate agents who told me about the possible 10% maintenance rise and both indicated it was 10% of the property price it was only when i said that it would be £4500 per year that i got a reply showing me the breakdown of the maintenance fees over 10 years showing 10% of the inital 1% maintenance fee. a slight misunderstanding that near;y put me off altogether. now im just really excited to get out there and start looking!
yes its a shame i'll cross airspace with alison it would be nice to have met up with somebody

thanks alison, i better get the high factor out! as long as the beer is cold and the sea is as beautiful as i remember im sure we'll enjoy ourselves, even if it is just for 4 nights. just hope we find what were looking for.
