Without wanting to be too negative does anyone have any horror stories of things to look out for.

I am going out to Sharm on 24th May to look at properties but what should I look for? make sure they exist or is there anything specific? any one got any good pointers.

Alison you got any plans to move out there ?

Congratulations on your little girl when she eventually arrives. My girls are Charlotte May, named after her great grandmother, Felicity Kate (shortened by Charlotte to Titty Kate cos she couldn't say it) and Nicola Claire. So many pretty girls names around I really don't envy your task of choosing. Sometimes the name you pick doesn't actually suit the baby when she arrives then oh dear you're back to the beginning with choosing another name.
Best wishes to both you and your Missus.

He is my lawyer as well as many many other Brits buying in Sharm and Hurgh and comes highly recommended.

Hi - the taxi I use in Sharm charged me £15 return to take me to El Tor and back ( El Tor is about an hours drive from Sharm ) to get my multi entry and residents visas at the passport office and then on to the Notary to get the Power of Attorney for Zeiad. His contact details are here http://www.propertycommunity.com/forum/egypt...rty-egypt.html

I would say to check out the developers reputation and ask what others he has built and if they were finished on time. Check things like the maintenance fee and what these include, hotel management ( do yoiu have to take the developers furniture pack to do this ), check elec and water meters - are these charged extra for. Make sure you have a late penalty clause in your contract so if the developer is lae in handover if off plan then he pays you so much per month. With regards to rental I think over £400 a month long term for a 2 bed apartmet is a bit optimistic. Average is about £200 / 250 a month for 1 bed. You could get about £300 a week for short term holiday lets to holiday makers in the UK dependng on where the development is and what facilities are on offer.
Alsobe aware that if you have a top floor apartment this is normally more than ground floor to install air con and also ask if you have top floor with sole use of roof top if there will be a door at the top where you have the key as some dont so this makes it ' open ' to others to use your roof terrace.
