Hi,

Anybody knows if any bank outside of Germany offers loans for properties in Berlin?

Someone found a bank in Switzerland, with loans at 4%, anything else?

I have worked in the German property business for almost 2 years now and am well aware of the problems non Germans have of getting good mortgages or in some cases getting a mortgage at all. But we have just been told about a new product being offered by Deutsche bank which they claim will offer a higher % and a much faster processing time than any other existing products. Frankly I am little scepital of it. You can make a prelimary application for it. I am new to the forum and cannot post a URL until I have made another 19 posts. Send me a pm for the link.

Hi Everyone

I'm new to the forum but was passing through and saw the comments above. I am buying an apartment in Berlin with an overseas mortgage broker Rossbank. They deal with Irish and UK clients i think their max LTV is 100% of the valuation price of the property. (I cant put down a link yet) The purchase price in Germany is usually higher than the valuation price. They have been very helpful to me so far and everything is done through English which is a plus!!

And they will also rip you off with extremely high interest rates. Dont be fooled into thinking that they are doing you any favours.

Hi Aldo

I don't know what experiences you had with them but i was offered a rate of 5.5% fixed rate which is very good given the current market situation. I am quite happy with the solution i found as i know first hand how hard it is trying to get finance from German banks who speak english and who are willing to lend to non residents. I'm just throwing the suggestion out there for anyone having trouble arranging finance.

We are currently working with a German master agent who are able to structure up to 85%, if not more against the purchase price. Yields are very impressive too and with guaranteed rental systems...

There are ways to obtain finance in Germany... you just need to buy at the right price and have the deal stacked up appropriatley too.

Oh... and these include properties from single units to blocks and we are achieving up to 40% below the market values.
