Years ago I looked at China but was advised to avoid it (by a good Chinese friend) she said the corruption was just too high and this make the risk to me to great. I was going to use her a business partner, but she said don't do it.

I know India's corruption is high also, but hoping it would be a little better than China?

Indian real estate is witnessing a boom and the scenario keeps evolving with every passing day. Indian real estate is heating up big time no doubt. It is estimated that Indian real estate is presently growing at 30 % per annum and the property industry boasts of a wide range of products that includes property prices which would suit even the people of the low-income group. Indian real estate industry is expected to grow beyond $100 billion in the near future.Investment scenario has certainly undergone a paradigm shift in India. Gone are the days when potential investors used to sought after investment options like equity bonds and park money in shares where your return ranges between 5.55 to 6%. Data showcased by property surveys show that returns from rental incomes on investment in commercial property in Indian metros, is around 10.5%, the highest in the world. In the present day scenario, if there is any powerful investment tool that brings burgeoning financial returns, it is INDIAN REAL ESTATE!!! Investors should consider the parameters minutely and meticulously to find out why investing in Indian real estate now is the best viable option. Also in the league of the most preferred property market among foreign investors globally India is ranked amongst the first three. The result is quite vivid now; we can see big foreign players investing in Real Estate India. Major cities in India such as Delhi, Gurgaon, Pune, Bangalore, and Mumbai have seen tremendous growth in the real estate sector. Spanking malls, commercial establishments, residential apartments and improved infrastructure speak the success and accomplishments of Realty sector in India.

Hi Orlando,
I believe the level of corruption in India is just about as high if not higher. The Indian regime is much more open than the chinese one, so people take this freedom literally. At some levels of administration they do whatever they feel like.

Take this only as a small warning. And make no mistake: India is the far more interesting country. The people are friendlier and more open than the chinese. They are far more diverse and willing to cooperate with foreigners. And of course: Their English is pretty good.

Hope to have helped you.

I think alot of ppl have missed his question. I think i will attempt to answer some of it.

Property prices have appreciated in India approximately, 850% over the last 5yrs. Cause they were coming up from very very depressed levels and were off from the 1995 peaks by about 40%, coupled with the devaluation of the currency, foreign property buyers had effectively lost 60% of the capital values in INR terms over the last eight years, (ie, 1995-2003), the lowest low seen in the prices were around 2003-2004, and whoever invested in the markets at that time, made close to 850%, we did.

Our investments from 1995 all went bad and sour. hence we have learnt that if you invest, pls do so with respected developers and never buy off plan, cause the building may simply never be build, if you buy from unknown developers.

Todays Scenario. If you are foreigner, I don't think you can buy INDIAN property. You also can't directly invest on the retail level in the stock markets. If you are an NRI, then you can, same goes for property purchases. However you will have to go to India and play around with the regulations to issue you a Income tax card, b4 you can make a purchase and after the purchase is made, upon sales, you will have another issue on how will you remit your monies back?

Capital gains tax is almost 35% and the only way to exempt from this is to sell one house and then buy another one, therefore, you can simply not exit the market and take your money without paying capital gains tax, hence the reason why they have black/white money transactions, where white refers to check payment and black as cash payment.

If you want to Invest. Only one place, to be prudent. Mumbai.

Market in mumbai is very very quite, while prices have dropped everywhere close to 35-45% over the course of the last one year. Mumbai is stable, with very little property transactions occuring.

Rental to property value ratio, makes mumbai expensive. Watch the stock market moves lately and if there is a bottom. I think it may be time to buy up again.

I am an international property investor and you can PM me for exchanging of ideas.
cheers

Hi

I represent a group of 145 Irish based investors who invested into a project in the Mahabaleshwar area of India, the Developer was Sigrun Realties based in Mumbai. In total 300 Irish people bought into this project, and paid over 4 million euro.

The development supposedly hit problems surrounding the repatriation of money, we all bought into this project in April 07 and still are awaiting a full refund as agreed by the developer, we have been told so many different versions of events, also the Profile Group in Dubai are also involved in this and they also are being very obstructive in this issue despite verbal agreements from a senior executive of the Profile Group. Documentation is coming to the surface which could at this point in time result in a serious misappropriation of funds case being taken against all relevent parties concerned.
