One KL does have a pool per unit. Some have bigger pools and better orientation than others.

Which property are you trying to sell? Have a lot of clients visiting KL at the moment.

Idaman Residence 1771sqf 3bedroom + 1 maidroom, kl city view. not klcc as klcc view will be blocked in few yrs time. (2-3mins walk from klcc entrance)

231TR 2 bedroom 773sqf facing klcc (klcc view should last for years, for that reason i choose the unit) approx 1 mile from klcc. in front of golf course, and a modern private hospital

Hello,

Does anyone have any idea about the Marc Residence condos in the KLCC area? We have a group from Pakistan looking to invest in some units there as well as eyeing others of similar range, can somebody provide a good list to look at ranging RM1-2 Mill.

hi.

marc residence is located 4-5 mins walk from klcc (have a look at one of the map in the other thread - as contributed by andy2k if i got it right)

in the same direction and perimeter is

1) Idaman Residence (nearer to klcc than Marc residence).
Better finishing. Same price, 80-90% completion. Subjectively better architect than typical condo construction. RM50 per square feet cheaper. Floor plan size are very unique when compared to other KLCC construction.

2) One KL - smack oppst to Marc Residence. Considerably more expensive when compared to Idaman Residence and Marc residence. Uniquely offering 1 small swimming pool per unit. Possibly 70-80% completion

3) Park Residence? (unsure about the name one). A 1-2 yrs old development behind/beside Idaman Residence. When VP/Handover, reported to have a lot of defects. Built by one of not too good developer.

I have a 1717sqf 3bedroom + 1 maid room unit in Idaman Residence. Approx RM2.1million for sale. It is listed in most UK prop for sale website (under overseas)

Marc residence was completed 9-12mths ago.

Any of the above list are good alternatives or complimentary to Marc Residences. I would also like to suggest Capsquare if your clients are in a position to move quickly. I have heard from a fairly reliable source that Capsquare 2 is going to be released in Q1 2009 with prices from RM 1100 psf. With resale units at Capsquare (1) around RM 750 - 850 psf, I can imagine a short term leap in prices in these apartments.

I have attached an image showing the location - just on the other side of KLCC Park from Marc Residences with many units having views of KL Tower.

Please let me know if you want any further info.

capsquare is one of the better one. but check out the surrounding ;-)

andy2k. if u think of capsq as a fish that got away
...................

compare this to DUA residence. i fell in love with it when i visited the place.
3 yrs ago rm400/sqfeet. landscaping is soooooo beautiful

the prices of the completed condos in the vicinity of KLCC have dropped if compared to 1Q of 2008.
e.g Binjai Residency was selling at RM1100-Rm1400 psf in 1Q 08, now RM900-RM1000 psf
K Residence was selling at >RM1800+psf before handing over, now RM1200-M1400 psf
Marc Residence was selling >RM1300 psf, now RM900-RM1100 psf

the sale of new projects are also slowdown. the general occupancy rate is still very low. And by the year of 2009, there will be another at least 5 projects completed. This will be additional pressure on the rental market.

Is located at Persiaran CapSquare, KL (Opposite AIA Building, Jalan Ampang, KL). This is a completed project and is ready for occupation.

Hi Ariecol,

I heard that BRDB were looking to do an en-bloc sale for all the 176 residential units. Priced at RM 950 psf, that works out at almost RM 285 million.

If this happens, I would think the release price will be something like RM 1100 psf. Do you think they will sell at this price? Then, do you think Capsquare 1 will rise considerably?
