I have no agenda, and unlike you I don't claim to be a phrophet. I just have totally valid concerns about how information is presented on these forums.

I've seen a Tanjah contract and the guarantees aren't woth the paper their written on. I'd love to see you pursue those through the court. Plus you admit that no licenses are in place. Too many projects in Morocco say they will have them "shortly". Don't pay any money until it has one. That's just good advice.

Furthermore, what you're saying about the "type VEFA" is just rubbish. I quote from Aby Aron's book "Buying a House in Morocco".(everyone buying in Morocco should read it):
"The VEFA is drawn up by the notaire or property lawyer after the foundations and ground floor have been built and prior to the promotion...

"The VEFA must contain the following information:
The building permission documents (you admit will come soon)
Delivery Schedule
Attestation from the engineers that the foundations and ground floor are completed. (I've seen the site and this is certainly not the case, it's just mud.)

"Despite great pains to enforce the VEFA, there are still circumstances where developers will not work with a VEFA. It is very important that you try to aviod such developers, no matter how cheap or attractive they say their project to be." Aby Aron - Buying a House in Morocco.

So that's not gossip or hearsay, but written publish facts.

So "Jesus of Nazereth", I don't believe and find yourself another church.

As i have said (also JoN) if you have info on this project, thaen share it, That is what the forum is for. You have the choice of public forum or PM. If you have seen a copy of the contract, What does it say? what makes you sceptical about it? if you have a copy, can you scan it and post it?

Your quotes in the previous post all sound very good but, your previous posts intermate that you have information that would make us sceptical about this project. Are you going to share this information? If not I can't see why you are wasting your time (or ours) posting.

I will post any info I get, good or bad on this and a couple of other sites, if you want to be taken seriousley you should do the same.

You say you have seen a Tanjah contract, this is where you give your self away because no one has seen one yet, they are not finished, like you say, it would be putting the cart before the horse and yet you have seen one. Thanks for falling face first into my carefully laid trap.

It's obviously not just your language that is childish.

Firstly, my original intention when I first posted on this thread was to expose agents who advertise projects that don't exist yet. These should be for real people and I'm sick of lazy or tight agents trying to use them to lure clients!

Now you claim no one has ever seen a contract for Tanjah!

This tells me two things, i) you obviously have intimate knowledge of the project and are an agent who's aware of the problems and using this forum to try to cover up the project's (and your own) inadequacies.

ii) That anyone who has ever put down money on the Tanjah beach project must be mad to do so without seeing a contract.

Always ask to see a blank copy of the contract before parting with any money, even a "refundable deposit". It's just common sense and any good developer will have no problem with it. If they can't it means that all the correct permissions (see previous post) are not in place.

So you're giving money against something that doesn't legally exist.

Why on earth would you do that?

There are plenty of excellent real estate projects around the world that can give you excellent returns with all the legalities in place. All I'm saying to everyone is, don't fall for flash harrys and greedy developers/agents, as represented by the idiotically named "Jesus of nazareth". (Which by the way should have a capital "N" as it's a proper noun.)

And by the way, JoN, if your level of correspondence represents the calibre of people buying and selling on Tanjah Beach, then I'm glad I won't be buying or living there. Chip Butty anyone?

If you want the reasons why Tanjah isn't a good bet, just read the posts above or go to the Agencie Urbaine and ask them if they've ever given permission.

If, after all that you really can't see, then I can't help you.

I'm off to a forum with a better level of debate. I'm not going to waste my time debating with somone who is clearly educationally subnormal and clearly has a vested interest in exaggerating a shabby development.

Hi, the latest info I have is that the development has been deyaled until aprox Nov 07, do note this may change & the date could be later than Nov 07
