Thanks for that Lamp's... I thought that was standard on all contracts? it may be worth double checking...

One aspect i raised was if it was possible to ask for refund of deposit after say 6 mths of not seeing a BL issued, im thinking people will not want to have their initial 20% tied up in this if the building license is not going to be granted for 12 mths? initially i was under the impression BL would be granted in July 07 but that did not happen.

Any thoughts on this one?

Default Sunset Beach owners need to calm

Hi my name is Lee I have bought in the garden sector and I know from some of the posts that some of you have paid large deposits for penthouses ect, But after trying to get some info into when this build is to start all I seem to read is people worrying about Contracts, Deposits, Developers, And even the estate agents. Now my advice to anybody involved is you either except that buying off plan and dealing with a country fresh into this industry is to try and relax or get out of the off plan market, I as a business man and property investor in the UK ALSO FOUND IT ALARMING at how open you feel to fraud and even when transfering funds to over seas found out to my horror that foreign exchange companys do not have any type of body to over see them, all you need to have is Credit license and off you go. So if you have paid your deposit and commision to Saffron and got your contract back in french (Not even signed by a witness) then sit tight and lets hope that the developers get the planning permision to start.

All, sorry ive not contributed much to the Morocco section in recent weeks, have been tied up with other matters...

Just a quick update on thesunset Beach Development, earlier in the week I have been advised of the following;

" We are pleased to announce that President Development have now been issued with the building license for the Sunset Beach development. The license was granted on 12th November 2007, and the land title deeds are due to be passed to President Development within 2-3 weeks of the license being granted. Please find attached a letter from the architect confirming the granting of the license – the actual license document will follow in due course.


Once the land title deeds have been transferred to the developer, the developer will be ready to issue 2nd payment invoices to those clients who are due to make the payment, according to your date of contract. We will contact all of our clients in due course to advise when the 2nd payments will be due.


We are extremely happy that this license has now been granted, and look forward to the building work commencing in the coming weeks. We will forward an update and photos to all clients once the building work has commenced. "

Just had email from Saffron Villas regarding the granting of full planning permission and the build will (hopefully) commence in next two weeks. Next 20% payment is hence due and looking at state of £/Euro not happy I did not book a rate but live and learn!!

Have been promised so many things on this and Palmieires will wait and see if starts in 2 weeks but good news hopefully.

As this one has gone so quiet on this forum as nothing happening thought worth posting and see if anyone has any further news on this on progress of nearby development.

Hi Jonny.
I was one of the first to reserve a penthouse apt in the garden sector. I have been very patient, but am not paying second payment until Safron prove building works will start on site now. I am not paying on the fact they have planning permission. In UK this means you do not have to start your build for 3 years. In Morocco it could be indefinite.

Hi,

I also have the request for the next 20%. have reserved in the garden sector - however many months/years ago it was!

I am not happy that the contract I signed does not mention a habitation licence of any sort. Have just had really bad experience in Bulgaria with finished apartment - paid final installment over 12 months ago but the developer still has not got Act 16 (habitation licence) from the municipality therefore we can not rent it out yet. Am worried about getting in the same position again without this written into the contract.

Anyone know what the equivalent of Habiltation Licence is in Morocco?

The other problem is they always have woolly completion dates - on this contract it says approx 24 months from getting the planning permission (read 36 months!!).

I am not paying until they provide me with a copy of the planning permission & ideally I now want my contract changed aswell to include some info on the habitation licence.

Hi everyone,

Today I have made a fantastic investment,

I too went to see Sunset Beach with Saffron Villas but was totally put off about everything i had heard regarding the issues with the planning and the land ownership etc that i decided it was too much of a risk to take, however i was still very much keen on the surrounding coastal area of El Jadida, so i did my research and came across some really lovely beach apartments at only 63K just minutes away from the Kerzner casino resort Mazagan and all other amenities.

I loved what i had seen and to me this was an investment not to be missed.

I went with Simo from HAPOS and we met with the developer himself and i was shown some beautiful townhouses that he has recently completed that were gorgeous...

I feel totally confident about my purchases and im sure i will see a great return for these babies!!

How you doing?

You dont realise how reassuring it is to see another fellow investor who has bought on the same development as i have.

I too was looking into Sunset beach but i decided it was all too up in the air and there is alot of bad press surrounding it and it was just way too far away from any local amenities- this just didnt appeal to me as the best investment for my hard earned cash.

I too went out with Hapos last week after they sent me an email with details of their new development in Sidi Bouzid bay - El Jadida.

It was my third visit to morocco, but it was the first time i had ventured down to this region by Casablanca.
I had a really great time and the location left nothing to be desired.
The beach was beautiful and we had dinner in a fabulous restaurant where there were some equally fabulous belly dancers!

Ive bought a 2 one bed apartments for 63k each and honestly, they are great value for money especially being minutes walk away from the new Mazagan site.

ive done masses of research into the area over the past few months and im confident that i have made the right decision to buy here.

Anyone else bought on here??
