Albania is on the map as the latest and last of the European emerging property markets with warm sea and beach. Capital growth is high, rental in the capital and coasts boasts 7% yield, mortgage and borrowing finance of 70% over 5 years at 6% is available through European banks in the country and strong exit strategy.
Prices are starting at £26,000 in the Capital which is driven by a strong domestic market.

Hi stingo,

I have been looking at albania on and off since January as it is looking very interesting as an early investment!
And From what I know is on the cards to be considered at some point for EU membership aswell!

Early days yet-but the earlier the better!!

Try the website at www(dot)albania-estate(dot)com for immediate guide. You will find general information on land and Off Plan for the small, moderate or large investor.
Compared to Montenegro, the coast is longer, better beaches, warmer and longer drier seasons, very underdeveloped.
Prices for beachfront with government planning permission are a fraction of other similar countries. The country is stable and Tirana is safer than most other capital cities in Europe.
The top European banks are there also, and have been for a while, recognising the importance of Albania as part of the main trade route between Italy, Hungary and Russia. 550 euros per m2 in a capital city driven by the urbanisation is again a fraction of any other Capital City in the region.

Montenegro www(dot)montenegro-investment-property(dot)com is a wonderful but futher advanced country in terms of foreign property investment. It will take a shorter time to reach its peak, and is firmly in line to be one of the most sought after destinaions in the world within 5 years.

To be built over the next 3 years are a water park, numerous marinas for the small and multi million pound yachts including the biggest Marina, in the Adriatic, golf courses, 5 star hotels and restaurants, villas resorts and a motorway to take you from Slovenia to Greece via Montenegro and the coast.
Prices are reflecting alot of this already but as such a small country it will not take long before people regret not getting on board when the ride was cheap.

Croatia is the grown up Montenegro with a bigger choice of coast and airports from the UK. It does not hold the mystic of Montenegro but property prices, capital growth are similar. My view is that Croatia will one day become as popular in volume with tourists as Cyprus and Greece and even now it holds higher increases in tourism growth than any of them except Montenegro. With tourism outstripping development means for a strong rental market in the desirable areas.

Finance facilities for purchasing in Montenegro, Albania , Croatia and the Western Balkans regions are now available. If you are interested in any information on this region of emerging property markets, do drop me a line.

Both markets work very well as investments. Albania works purely as an strong investment for the foreign market but offers not a lifestyle that we are used to at present. This will change within 5 years as the country tries to catch up with the infrastructure of the rest of Europe. Being a locally driven domestic market it works on the coast due to lack of supply of anything at all and in the cities due to cheap prices, strong exit, good rental, finance and urbanisation.
Montenegro offers a lifestyle as well as an investment and is probably the country showing most active property rises across the board in the world at present. I don't believe they will ever enter the EU and will want to set themselves up in the same way that Monaco is with low taxes and high quality of life. Due to the size, definately a place to get in for the medium and long term.
