Default Tunisia Off Plan - Your views?

Currently Looking at Tunisia off plan development for completion in 2011.

Its near to 2 airports at present and theres a 3rd being built
The company is the right move abroad and they are boasting up to 14% rental before fees

Any views on Tunisia or the agent?

Well I can tell you as somebody in the industry that since we took a development on last week on pre-release that all we seem to be getting is enquires about Tunisia. There seems to be a lot of excitement about Tunisia

Hi ,

Yeah as an agent selling in Tunisia as well we are getting massive interest in the clountry. We will be releasing our site La Vollier very soon and the developer we work with has a further 12 sites in and around Hammerat and Tunis.

Tell me why you think Tunisia will be a great investment ? Your promoting it right ?
What is the price per square meter for beach front properties in Tunis, Sousse and Monastir ?
To be honest with you, i believe the last thing any investor should look at is a development, First the exit strategy, Legal, tax, safety, country, location, development.
So lets talk about Tunisia.
British airways operates direct flights from London to Tunis regularly. What other areas of Tunisia are growing ?
Also Non residents can buy plots for property but not agricultural land, are there any other restrictions ?

I'll be honest to being quite naive to the product at the moment as my company has just taken it on. But we have had a lot of enquiries. I am trying to find as much information on Tunisia as I can at the mo. What are your thoughts?

Having holidayed in Tunisia many times and knowing how beautiful the country is I was always surprised that the property market there hadn't taken off until recently. The French have been buying there for the past few years and the Brits are only starting to look now.

I was surprised to hear that people are looking at buying property in Madhia since Madhia is not a very known tourist destination in Tunisia. Most of my holidays in Tunisia were spent in places such as Hammamet and particularly El Kantaoui which we love and come back to every year.

I have just come back from a holiday in Tunisia again this year and whilst there decided to go to Madhia and check it out for myself. I have to say, although a huge fan of Tunisia, I wasn't particularly impressed with Madhia as it is very remote and difficult to get to from Sousse. Having read somewhere that it is the New Monte Carlo of Tunisia, perhaps my expectations were too high and I really felt disappointed with what I saw. Furthermore I doubt that investors will find the sort of returns they are looking for, as Madhia is really not that well known with holiday makers or tour operators in Tunisia who tend to stick to well known hotspots of El Kantaoui, Sousse and Hammamet.

From an investment point of view and certainly if you are looking for rental income I would suggest places such as El Kantaoui and Hammamet, the two best known resorts in Tunisia. These resorts are modern and thriving with tourists so you know that your money will be well invested. Having looked at the dunes golf & spa on the right move abroad website it looks like a much better proposition in terms of investment and prices seem very reasonable for El Kantaoui, I just wish I had enough time to see the development, but my friends are going over mid August so will keep you all posted with what they come back with. As far as properties in Madhia are concerned, I would be inclined to wait a few more years for the region to be developed before jumping in!

Default Tunisia - the next hotspot

Tunisia is proving very popular now amongst investors, however I agree that hammemet, sousse and port el kantoui are much nicer resorts than mahdia.
