The company that pioneered the idea of investment in hotel rooms in UK - Guest Invest - has just gone bust. Analysts say the main flaw in their business plan was allowing owners 52 days a year for personal use - that'a a substantial chunk of potential revenue lost, plus the room is still costing in the sense of maintenance & service charges.

I read about that yesterday on various blogs, sounds serious. I read they had gone into administration, following the collapse of their HBOS funding.

GuestInvest launched in 2004 introducing the concept of hotel room ownership. GuestInvest marketed their products aggressively. The most famous part of their portfolio was Anouka Hemple's Blakes Hotels, Blakes is not in any form of insolvency and will continue to trade, GuestInvest did not sell any of Blake's Hotel Rooms, they had been planning to sell these for 1million each, Blakes is still trading as a hotel.

GuestInvest is the second well known victim to the HBOS collapse, the first being Imagine Homes, lead by Grant Bovey.

I hope the investors come out of this OK, but I bet this is very treacherous waters right now.
