Smile Selling house in Mira Portugal - advice required

Ive had the following mail - can I have your thoughts on whether you think it is genuine or not? So many scams about I just wanted your opinion.

I have agreed to do the transaction with you, there's no problem at all.
I can actually arrange for a deposit of 40% of the original price to be made to you through my bank as am currently on a field assignment in Northern France that has made me to have limited access to phone calls which should have been much better for us but will still make out time to call you. I will also arrange for my business associate to come to your location for inspection after the 40% deposit must have been made to you.

After the inspection depending on the arrangement between you and my business associate, once he confirms the present condition of the house is okay, then the balance of 60% will paid to you immediately and all paper works would also be concluded.

I would like you to provide me with your Property disclosure as well as the contract forms that will be used for an offer to purchase your house so we can get the paperwork and legalities straight.

Please note that the contract should stipulate the following according to the laws associated with the sale of the house in your state; the contract should spell out what happens to the buyer's deposit money if the deal falls through, this is because of my intention to make a 40% deposit.

Under what conditions would the buyer get it back?
Under what conditions would you expect to keep it? (buyer backs out for no good reason)?
The deposit money is NOT yours until the house sells or the buyer breaks the contract. It must be credited to the buyer's funds on closing day and ideally should be held in someone's trust account until then. You can prepare the contract, sign, scan and send to me via my email so I can also sign my portion and send back to you so we can proceed with other things.

Run a Mile....

we run a uk based marketing company and we advertise Property for sale in Portugal on behalf of the owners and registered immopi agents.

Every week without fail we get emails and sometimes phone calls from 'buyers' that will buy a house outright without seeing it, sometimes offering to pay more than the advertised price....they all want to send an agent to arrange large deposit..but somewhere along the line you will be asked to pay for something and the 'buyer' will disappear as fast as your money.. so beware of these scams.
