hi Kim,
Russians are our 80 % of clients and believe me from any agency point of view, they are good customers. It is much easier to go through buying process with them than with clients from other country. If they like, they buy. They are not such demanding as western clients. OK, I am talking in average..
I explain that just because western clients have more experience in real estate business than Russians, due to the longer life in capitalism.

Now, the brighter side..

Beside the fact that in Montenegro is kind of stagnation in Real Estate market, I still believe that Montenegro is good spot for investments.Especially investing in new modern buildings, tourism facilities..
There is very big investments in progress through all coastal area, just to mention Mank yacht facility in Tivat, watter park,golf terrain and exclusive villas on hill over Budva, Sheraton hotel in Becici, Sveti Stefan renovation, Russian investment in city-hotels in Rezevici and Sutomore, hotel complex investment in Lalovina Herceg Novi, developing of coastal area on Lustica,Sasko lake investment,and more other spots with interest of big invesitors such as Velika Plaza Ulcinj, Buljarica beach...
Also, state and municipalities take very seriously problem with infrastructure so there is spreading road through Tivat and Becici, from Petrovac to Bar..

My opinion is that market will not rise much until this investment mentioned above start to return investment.And that will be for 1.5 to 2 years, in time when they will go on the global market and make another bum in interest for Montenegro. Also, in that period water supply will be solved, with bringing water from springs on Skadar Lake.

Considering that Kosovo will be solved peacefully and no earthquake, Montenegro have good chances to become a top destination for higher class of tourists from 2009.

I agree with all the recent posts - prices seem artificially high way too early in the "property market cycle". Also, am I the only one who thinks that Montenegro isnt that beautiful ? I'm sure a lot of the people who invest (a) havent been there or (b) go to one place only, maybe Kotor or somewhere on a postcard.

We looked as a company at offering property for sale in Montenegro and spent a week driving and visiting the entire coastline of Montenegro from Croatia to Albania. For the prices I think I'll leave it to the Russians. Further down near Albania (past Sutomore etc) then prices maybe ok, however it isnt the Montenegro that most people imagine when you get down there....

One place that would interest me for investment would be in or around Durmitor national park.

Durmitor also seeing some investments recently and if last year repeat,with almost no snow in most European ski centers, Zabljak (small town on Durmitor mountain) can also see some progress because there was is no problem with snow.


The town of Zabljak is situated in the north-west of Montenegro, in the heart of the Durmitor region, 1450 meters above sea level, making it thus the highest urban conglomerate in the Balkans. Right in the middle of the Durmitor region, Zabljak is surrounded by 23 mountain peaks over 2200 meter high, with 18 mountain lakes, and with the canyon of Tara river, the deepest in Europe, nearby. In Zabljak and in nearby villages some 4500 inhabitants live.

Skiing tracks, a little higher in the mountain have a snow cover for more than 150 days in the year.

hi Kim,
I think that Russians are everywhere in this days, investing, money l..... , buying

And they are good customers, like to spend, little bit rough but that just goes good with our mentality here.

Sales mostly go through referrals, than daily visitors and site. Despite that market here is going a bit down, there is still Russians on the street looking for property.

Montenegro is attractive for them because we speak similar language and is for very short time understandable for both, same religion, Slav origin, regular flights for Moscow,it is warm here.
I have asked my friend from Tomsk today how is whether there. He says it is warm, -15 C.. and usually goes under 40. There is lot of Russians live here through all year, children goes to school, kindergarten. They like to be here.

Hello,

I am a student at Fontys University of professional education, school of management, economics and law, degree course Real estate studies in the Netherlands. Currently I am in the seventh semester which equals the first half of the fourth and final year.

This week we started a project. Our lecturer gave us a research task which he got from a Dutch investor.
Along with 2 other students I need to research the residential property market in Montenegro. We have to propose a land plot where the investor can develop an apartment building at the coast of Montenegro.
We have nine weeks left to finish the project.
We will visit Montenegro in this period for a week.
I hope to meet someone here who participates in the real estate market of Montenegro and could give us some useful information.

Default Issue in Kosovo

What do you think about the Kosovo ? Are you not afraid that a war there will simply killed the Montengrin property market? I have found quite a few alarming articles about it but can't post them. Go on news(dot)bbc , news(dot)google et newsblaze (dot) if you want to read them. Search for problems in kosovo...


Let me know what you think of those.

hello kurky,

Without intention to open political discussion here,

Kosovo can be considered as a place with possible escalation in instability but it is hard for anyone to predict how influence it can have to Montenegro property market.

However, my opinion is that Serbia will not make any attack to Kosovo, because they just cant afford that and by lecture learned in close past, they will insist in negotiations rather than any military clash.

Montenegro is more mature now than before 15 years and will definitely not join Serbia in any military action considering Kosovo.
What can cause problems is in my opinion, in case of war, is sporadic turmoil around border with Kosovo, but that is still away from coastal area with most investiture.
Albanian possible claim for parts of Montenegro on the north up to Ulcinj where Albanians mostly live, can really ruin all our efforts about Montenegro development but I hardly believe that they will dare to do that.
