Appreciate the feedback. Its often the simplest things we tend to overlook including the terminology. I will take a look at the FAQs too.

To Post a New Thread.
You have to first be in the correct place which is the home for a particular sub forum. You will then see a button which looks like this:

Click this and that's how you post a new thread within the relevant sub forum you are in.

I think this problem may be more to do with terminology as folks new to forums may not be clear on what a new thread is?

Thanks, Bob, I finally found it. It's a bit like a chameleon, though, blending in and not in what I would consider to be the usual location. It's too much the same color and located in between things and it isn't on every page (or maybe I just can't find it).

I'm not all that techie, so it often takes me a while to find things, but when I can't find them 3 times in a row, then they are difficult to find.

I really love this site and I would love to see more action. I see the numbers of people visiting and not saying anything. The high numbers make it clear that there is a lot of interest.

One very small niggle and maybe it doesn't bother anybody but me: the "other countries in the Americas" could maybe say "Central America." and list Costa Rica, Nicaraqua, Guatamala, Panama, etc. Other than North America, South America, and the Carribean, I can't thnk of any other countries except all those in Central America.

Often sites and forums about very specific subjects turn into 'interactive faqs' - new people come, ask questions, then either leave when they find out real estate isn't a 'get rich quick' scheme, or leave after they got the answers they wanted, leaving only people who want to self promote, and a few generous souls who kindly share their knowledge.

I think this is actually a great site, with a decent level of activity for its subject. Perhaps some more general forum sections would encourage activity and give people a reason to check in more requently, but general forums would also mean more 'general chat' which may detract from the quality of the posts on here.

Just a few random thoughts.

Real estate is not a get rich quick business, especially when the small investor gets involved - they have to realize that a holding period has to be considered, particularly when considering investing outside their home base.

Granted the world has gotten smaller, thanks to the web, and because of that the accessibility to good deals can sometimes be over power by bad ones - buyer beware should always be in their forefront.


Since I'm new this site - I am required to post 5 responses - one topic that should be expanded is the laws that apply to purchasing property and the effects it has on investors. Case in point: In Florida for example, the developer has the right to use all deposit monies from a purchaser. What has happened, specially in Central Florida is: developers do not build or deliver the produce as promised and they run off with the deposits leaving the purchaser out of luck with little or no recourse.

Presently, there are several planned developments where this has happened - the estimated total is well over $100M in lost deposits, thus far. If can happen in the US, imagine what happens in other countries - and there are many.

Maybe a thread should be started wherein the handling of deposits are explained. It could be interesting.

I would be one of those mentioned by Oregan Woodsmoke that comes on every day but tend not to post,simply because of the fact that as i am a newcomer to investing i am trying to learn as much as possible from those that i perceive to be "IN THE KNOW".Thus far i am fascinated by the information shared by generous users of this forum and find that i learn something new every day and i am very appreciative of this.I know that there are others that would be in a similar position to myself but i would not be so presumptous as to speak on their behalf, but for me,until i have dipped my toes into the golden...or murky waters of investing i don't feel that i have anything of value to add to most threads,due to my lack of experience.

In conclusion please don't take the view that because some of us don't post that we don't value the forum because personally i think its a brilliant source of information and gives us newcomers access to the minds and experiences of those far more learned in the world of property investing.I find it helpful to know that not every investment leads to that crock of gold but if you learn all you can before you jump in then maybe...just maybe you might get there in the end.

I think lurkers are good as long as they chip in when they can, and don't always 'just leech'. Everyone has to start somewhere, and as long as people give back where they can, that's cool.

The problem comes when people spam, or never contribute at all.

Duly noted jessicatam and a very valid point.It has to be seen to work both ways or those that are to follow will have nothing of value to gain from this forum...For me when i'm a little less like this then rest assured i shall be in a better position to add some value to most discussions...

By posting here you are contributing. By asking questions and letting us into where you decide to buy...or not...and why - this all adds to the discussion. You should also find that you will get much more help and advice that's relevant to you and your situation if you start posting. We've found on the Egypt forum, that it doesn't take very long for newbies to go from asking to offering advice. Don't wait until you're less confused...just jump in!!
