Currency Mortgages & Fixed Rate Mortgages For Offshore Investors

I live in a country with currency and interest rate volatility. Best mortgage rate available on a 10 year fixed rate is 11%. I wish to find out if anyone could advise me how I go about obtaining a 'currency mortgage' to service my local property investments and my 'hopefully' overseas property investments. What are the pitfalls? Can one 'hedge' against currency fluctuations by adding a percentage point or two to the rate?

What would you suggest I do to obtain a good rate 'currency mortgage' which I could apply in my home country and say in the UK? I have cash to put in so that a loan to valuation ratio of say 70% would apply.

I would welcome any advice, comments and opinions from those who have been through this seemingly 'difficult' process.
