Dee dee.Mark this post "sticky".This could run for quite some time.

I am fresh back from Brazil and have been able to uncover an absolutely UNBELIEVABLE opportunity for those of us interested in purchasing in Brazil!
It is in the Natal area and basically,the landowner ,after some 7 months of negitiations ,has been unable to reach final agreement with a well known developer.
The site itself is stunning and is literally just 2 minutes off Brazil's "Route 66",the main coastal road and is just a 3 minute walk to a beautiful unspoilt beach.
Tcalss,the landowner is prepared to consider alternative proposals, provided there is a min volume build of 24 properties involved.

The deal is that if we can purchase sufficient land from him,he will commission a local builder to construct villas for us AT COST plus a 10% build fee.
I have spent considerable time on this,crunched all the numbers, and under this arrangement,it will be possible to build a 3 bed detached villa of 120m2 on our own private 200 m2 plot of land for approximately £59,650.This is a full turkey figure and even includes furniture.
This is PHENOMENALLY cheap, as anyone who is conversant with prices in the area will readily testify.
To put this into some kind of context,the development right next door is selling 70M2(total) 2 bed apartments (not private detached villas) in a large block at 220,000 Reais each.That equates to £60,332 and the furniture is an EXTRA £7,500.

And if you thought that was good,wait for the rest.
This project already has planning permission!!!

Compare that to the tiresome waiting game in which many of us are currently embroiled with Grupo Sanchez, Mateus, Jacuma etc.We do not even know if these will be proceeding and are all stuck in perpetual limbo.

Furthermore this project is absolutely UNIQUE.I cannot give out too many details right now as aspects are still at a sensitive stage ,though what i can reveal is that both its vision and ethos are light years ahead of anything else in N.E Brazil.

All the work and research has already been completed (and paid for) by others, and in effect, with the right support and backing-it is still emminently feasible to compile a counter bid and hijack the project at this late stage.
We can buy the land, build our own villas and all at an absolute fraction of the cost normally involved.
The landowner is content with his profit from the sale of the land (which he has owned for a very long time).
There will be no middlemen,agents,commissions,marketing and advertising costs etc. Quite simply,there will NEVER be another opportunity like this.
WE CAN BECOME THE DEVELOPER.
I am prepared to project manage and coordinate this (it will not be my first incidentally). I cannot fund this alone however.We need to put "people power" into effect.The objective will be to make this project accessible to as many of us as possible via a low price entry point.

Myself and a colleague will be travelling back to Natal in just over a fortnight in an attempt to secure the deal ,and i would be delighted to hear from anyone who is serious about investing in Brazil AND has the financial means to participate.
If we receive sufficient initial support,i will do everything within my powers to make this project happen for all of us.
At present we are merely a series of individuals, united with a common interest, waiting at the bus stop peering through the tv shop window, desperately trying to catch a glimpse of the big match.
Well,together we can change that.We no longer have to be content with being a number of impotent spectators on the sideline-we can be the players in the Cup Final itself.

Has this got full planning permission with approved plans in place or is it just outline planning permission?

Very much the full monty including local planning approval,build licenses,IDEMA and even the highly elusive and much coveted environmental license ("CREA")which is proving to be about as accessible as the proverbial Holy Grail for most developers.
In all frankness, i believe some of the existing designs could probably be improved,but this merely emphasises the enormity of this one off opportunity. As the developer, we will be very much in control and it is undoubtedly far less problematical to fine tune and resubmit a few designs than undertake the entire protracted process from square one.
This project is ripe for the taking.Any truly serious purchaser with an interest in making an investment in N.E Brazil will surely kick themselves to Rio and back if they allow themselves to miss out on this opportunity.Project entry will be less than £9k(with possible finance available on that even) for your own slice of paradise on a fully serviced plot with permission for a 3 bed villa.AND there will be on site leisure and social amenities.AND the villas will have unique features.AND within a private gated community.AND a 3 minute walk from the beach.
For those that do not wish to/cannot afford to build on their plots right now now,-no problem-buy the land now whilst you can,bank it and build later when your cash flow is more conducive,mortgages are available etc.I have evaluated this from every conceivable angle.The massive benefits totally dwarf the very low risk factor involved.

Sounds like it is very high risk to me, there are no guarantees that the development will be completed at all, so I could be left with a villa sat in the middle of a building site!!

Quite the contrary.This is a LOWER risk situation.I am extremely cautious and unless i can secure escrow and a number of other safeguards,rest assured,i will not be proceeding anyway.
Whilst i fully appreciate that you do not have a great deal of information right, now just look at the fundemantals.
Is a development selling 3 bed detached villas on a private plot of land for less than £60K (fully inclusive),MORE ,or less likely to sell out than the other developments who are selling these for £100K+?

Similarly is an area of land,already subdivided into serviced plots with full permissions in place on a stunning site, more, or less attractive to a prospective incoming developer.When the remainder of this site is sold and commandeered by a large developer,as undoubtedly it will ,expect prices of £100k+ like everywhere else.
In the meantime however ,the smart money will have joined the consortium i am suggesting,purchased some highly marketable land ,and either be banking an appreciating asset for the future, or building a villa at sub £60K.

Hi - Can you tell me where in the Natal area this loteamento is please? Normally plots are larger in size than 200m2 and for villas that looks a little overcrowded to me. 120 m2 villa- on one or 2 floors? How big is the overall project- how many plots. How much is the plot alone? I live here, and can if you like get photos to post for interested people. If the land is cheap enough it may be better to buy 2 plots -400m2 - for a villa. Is there any info on when the site would be clear of building? if you want to e-mail me on mbush5@aol I can discuss this more with you. You do have the right idea!!

This is still very much a runner and has been occupying the majority of my time and now several others since the first post.
The funding is business angel based as opposed to a consortium though everything else remains unchanged.The original designs have been dispensed with and a series of totally new villa designs produced and approved.
Pre launch will be within the next four weeks.
