Looks interesting - you say relatively new restaurant so how long has it been open? Plus do they have any audited accounts available as may have somebody interested in this. But they need to see accounts for minimum of 3 years to see viability.

Dear Mr.Ralph J,

Coincidence or not i already visited Aracaju when i was prospecting some lands and/or bussiness.

Another coincidence was that i went at Aju in out...

A brazilian friend of mine talked to me about your "OFFER" and i created an account in this forum to clarify some points:

1. Who's the owner of the restaurant? The selling reason?
2. The land (in this case "ESCRITURA") it's legal?
3. The building it's 100% mortgage free?
4. Social Contract exists? All the licenses exists?
5. I can see now at the photos, that the restaurant has 2 floors? It's correct? Exists the possibility to "vertical expansion"?
6. The restaurant has any kind of acreditation or evaluation?

Hello JHG;

Yes, Aju in Out is located in the capitol of Sergipe....Aracaju. Aracaju is located approximately 300 kilometers north of salvador and 300 kilometers south of Maceio.

Aju In Out has all different types of chicken, beef, seafood, and pasta dishes. I ate there yesterday with an english couple and we had a thai shrimp appetizer, I had a filet mignon with baked potato, my friend had seafood fettucine which was served in an enormous portion and he said it was amongst the best he's ever eaten....it certainly looked amazing, and our other friend had a beautiful cod fish with steamed asparagus and other vegetables. The menu is extensive and everything that I have ever eaten there has been absolutely fantastic.

The restaurant has only been open for 1.5 years. Also, when buying a business in Brazil, or even spending significant time in Brazil, you will learn that Brazil is either the 2nd or 3rd most highly taxed country on planet earth. Because of this it is normal for people to find "creative" ways around paying absurd taxes. For more information concerning this please send me an e-mail.

Also, the most important aspects about this investment is the location of the land, the building itself which is virtually brand new and also has a LOT of room for expansion. If you look at the photos you can see that there is a second floor which could be used, and the most attractive aspect, in my opinion, is the adjoining land in the back that is owned by the state and can be obtained through MJR's contacts in the form of a FREE 25 year lease, if someone is willing to build a hotel on it!!

This is one of the best investment opportunities that I've seen in a number of years. If I had the cash to buy the restaurant and build the hotel myself I would do it.
