Default Selling a property on the Costa Blanca

Has anyone any experience of selling property here in Calpe?

We have just moved abroad and wish to sell our investment in Spain, a 5 bedroom villa split into 3 apartments in Calpe, 200m from the sea. We have owned the property for 4 years and on average make approx £20-£25k in rentals per year, all documented and evidenced by tax returns, receipts etc.

Can anyone suggest the best way to sell a rental property? Stop taking bookings which would be a problem if the property took more than 12 months to sell or continue taking bookings and advise the agent of this.

What is the situation like at the moment, is it as dire as I have heard?

We shouldnt have a problem selling the property as we have renovated to a high standard over the last 12 months and it is in a fantastic area but not sure on the market conditions. The euro was at 1.48 when we bought and is currently a lot lower which helps a lot.

the situation is dire - getting a spanish mortgage is the problem as spanish banks just not lending money. so therefore you need an investor with cash and they will want a discount of 25% plus.

Thanks, am having estate agents round this week but have been given an indicator of €550k minimum. Am aware the market is slow and is falling in Spain but its in a fantastic location. The site is ww exclusive - calpe - villa couk - not sure if allowed to post it but feel free to pm me for more details.

Gives a fantastic rental return and am in the process of agreeing a 10 mth let to Russian clients at €1500 a month over the mortgage payments.

Its a beautiful property and we hate to see it go.

Very nice - Property for sale in Es Paradis

Places in Spain are selling as long as it is priced correctly - make sure your agent gives you the price to sell it and if he cant sell it at that price in a number of weeks he reduces his commission

Also if you need to to convert the funds frome euros to pounds or any other currency drop me a line as i always try to offer the best exchange rate especially for pople within this forum

Maybe if your property is still for sale you should try an advertising portal? Im recently advertising my 3 bed villa in Cyprus on Property Abroad. Theyve already helped me sell 2 of my properties. There a great success.

good luck with the sale, the villa looks lovely

we have our house on the market near Gandia and the agents we have contacted have said the market is very very quiet at the moment so we are now thinking of renting it instead
