Hi, I have for 7 years been buying and selling on the Costa's in Spain. At the moment I wouldn’t Look at the Marbella area's as it is saturated as someone said before. So much of the Costa Blanca leaves you without a get out strategy (you can’t sell your property as they keep building new ones). You need to do your homework a bit more and go over and have a look on your own steam not inspection visits. Places where prices are still realistic are Valencia and the Granada areas, both of which have good prospects for the future but at the moment are not over priced as like other areas. You can still buy land and build your own property for under £150k in Valencia! Beach side is always good (as they are not building anymore coast). You also need to try and stay away from the new developments where 100’s of properties are all the same. There is a company advert on TV at the moment advertising their Golfing development (Very Famous development! Southern Spain). The advert boasts of properties starting from £60k, well they were £60k 5 years ago as well so obviously its not going to be a very good investment! So look for resale property bargains or one off new properties in Valencia and Granada. Remember Spain is a lovely place to spend time and still a top holiday resort that hasn’t changed. You just need to do your homework!

I would Recommend you type in valencia property and go on the first website as they have loads of these types of properties. I haven’t bought in Granada yet but going out soon and will let you know.

Spain and investment.
Non residents 24% tax on income.
Sales price of 200k. To pay mortgage of 160.000 need about 900 or more per month, so you before tax you need to rent out at 1200 to 1300 or maybe more per month, to be safe 1500 per month.
So you invest 40k your own money, need 1500 per month from renters.

THE NUMBERS DONT ADD UP. This is not a buy to let market.

Investments, there are some below market value offers, but there is 30% excess of new build in the market, that is 30% of properties are built are not sold. Excess supply, minimum demand, prices go down, is simple economics. Best place to buy in Spain, probably somewhere cheap inland like EXTRAMADURA if I could spell it.

Costas, Murcia, all baloney if you ask me. Unless you get a seriously discounted unit.

It is a nice place to live though, not to make money, go somewhere else.

Funny you should mention Extremadura because data from the Spanish Ministerio de Fomento states that the autonomous region registered the largest increase (24.9%) in new build licenses in the first seven months of the year compared to the same period in 2006. For your information, Cataluña registered the greatest decrease (-19.4%) for the same period.

Best investment advice is do not buy anything that Spanish would not buy, or rent. Easy to buy almost impossible to sell, if you buy holiday let market coast homes or villas. You need 100% of the market potential when you want to sell. Before investing in Spain, or anywhere else for that matter, make sure you have a relatively easy exit route. All my clients who bought in this fashion have made money.

Default Best Places to Invest in Span?

I would think the best place to invest in Spain nowadays is the Check In desk, no? If you have the nerve for it, Romania, Moldava & Ukraine, in that order, offer the highest returns for 2008, but this would require some lateral thinking as these are not yet major tourist destinations. It has to be said though, as lot of vry smart money has been flowing that way for the past 6 years & its showing, with the FDI, vast increases in GDP & spending habbits etc. There is a very good web service called Property Secrets, costs around 8 quid per month, but it has to be said, they do have some good research. Thats a place that will also answer your question more flipantly that my joshing comment above.

Cash buyers and people with cash and very good credit history.

Best no, or low money deal we have is 3000 euros but you need very good credit history.

Default A Good Loan Modification Training Course

Hey I'm new and I guess this is as good a place as any to see if anyone knows of a good loss mitigation training course?

I keep hearing about people making tons of money becoming foreclosure consultants.
So, If you have any info or you have purchased a good course, please share. I'm retired and looking for a home based business that I can earn a decent income with.

This is not a ' Spanish Forum' topic...although there are a lot of distressed sales in Spain just now
In fact it is only the good deals that agents are selling...and that includes Polaris World where there are 2 beds from 99.900 €

Need to speak Spanish to get a job with loss mitigation in Spain!!!

Why not sell up and retire to Spain!..pick the right location where it is still cheaper to live than UK...and enjoy life!
