What will be the situation in two years time myt guess is another two years. Take a tip keep your eyes on Torre Grande Golf.

Jardin de los Reyes was NEVER advertised in any media as getting outline planning permission in 2008. The contract states (on the original offer to clients) that if outline planning permission was not granted by December 2009, then all moneys paid to date would be refunded.

Several of your threads have already been deleted in respect of your "dislike" of JDLR, and Torre Grande Golf has been knocked back twice with planning permission - what are we supposed to be looking out for?

I agree with Harvey insomuch as this is not an investment for the faint hearted, and itīs not going to produce dividends overnight, but if you are intending to make money - stick with it. If you want a holiday home in the sun with no prospect of an exit strategy, speak with Tina (or any of the other professional knockers on here (and HPC)).

Best of luck, we would all like to make a quick earner but I like many more on this forum move with caution. You can also make a quick call to a Spanish bank 9if you have an account) they will always give you the nod on credibility I have used this on a few occasions .
I just wrote that this investment is not going to make money overnight - what do you think I was implying by that?

If you think JDLR is a scam, a) prove it b) invest in something else.

I have studied the due diligence paperwork, thoroughly read the contracts, visited the site, pulled the developer up on several issues and it still looks like a good investment.

If you have substantiated evidence to state the JDLR has a problem, then post the full facts here.

On the face of it for investors. Remember for investors, it does actually look quite good.

The resort if done will be very nice. The package for investors looks quite good as well, with the money back and the 10% interest for their time and patience if it all goes wrong.

The moving goal posts if that is true is a concern. Money back 2008, now is 2010. (sorry Dec 2009 is nearly 2010)

Either way.

All investors, know what they are in for.

If it does get planning etc, it should be a nice resort. For me locationally is not the best, but then I am not buying it, but for investors, it looks ok, from what I have seen, and for others the facilities look very good and a great place if you want to be away from the coastal area, at more affordable prices.

We wish the parties involved good luck and money making potential.

When is the building due to start at JDLR. Is there a website with full pictures etc of the plans etc, why is it taking so long?

The investment - land change, capital appreciation of land is true. Like all investments, it takes time to yield.

Harveyd,

i was leaving it alone but if you must.

Yes it was a greeat invesment if Spainish property prices continued to rally - for those who dont realise it isnt any more!

Now you have bought an asset at in inflated price what price will you sell at? The same as everyone else at "at a higher price" so there is no secondary market for you to get out of the investment. The only reason the value of the land has gone up is that the developer has put the price up - not that it has gone up in real value!

You do the math - how many plots are for sale * purchase price.

Also where is your money sitting? I think you will find it is in a bank account with your name on it earning interest? (i think not)

Yes i would buy off plan - but i would never invest in a off plan development without planning permission.

Personally i think your nuts and at best you will get your money back.

Also I HAD the opportunity to invest at favourable rates as we were one of MC's and MWU business partners but my boss took me aside and told me not to. ( i still believe that they would have made money at this price )

if you want invest - good luck and i hope you make the desired return

Hi all,

I chose not to invest for a number of reasons:

I didnt trust the investment and neither the people behind it!

Information and strategy seems to be inconsistant!!

Lots of BLACK HOLES and LOOP HOLES in this project -far too many for my liking!!

AND Struggled to find Who the end users will be??????????
Especially in a declining market!!!!

Take care-D

Default A suggestion

Hi All,
Can i make a suggestion.... that we dont use this forum any longer for bickering about whether this is a good investment or not. Its no use trying to convince each other.

Rather we wait and see what develops and use the forum to report and comment upon facts as they occur.

Well said. Factual posts welcome.

Does any one have the official website for the development. ie. not an agents site.
