Default Jardin de los Reyes Development in Spain

Hi All,

Need some opions on the above develoment located on the Property Abroad - Experts in Property Investment website.

I getting alot of negative views on the Spanish market I.E. It has already boomed, satuarated with investment properties, investors are finding it hard to resell off-the-plan properties, it is going to bust soon.

What does everyone think?

That is obviously relative.... Depending on area in Spain, price range, etc. But the general impression is definitely along the lines you mention....

Wow, I would definitely NOT go for such a risky investment! Planning permissions are under big scrutiny in most areas in Spain... Especially after recent Marbella scandals...

Sounds idyllic, but from what I hear people who move inland aren't really looking at resorts with fitness, helipad or spa....

I agree with all of the previous comments.

First rule of thumb is why would anyone buy there? Not sure of the answers from the description - is seems to be in the back of beyond, which is why the land would have been cheap.

I also think you need to do due diligence on the company offering this 'opportunity'. Have they run similar schemes before? Can you speak to the happy investors'?
What guarantees are there that the land will be re-zoned? What happens if it is not - OK you get your money back but from whom? There are many stories down here from people who have waited a year to get money back and many others who just never get it.
All I am saying is that unless you are a very experienced investor with a strong network of like minded contacts this is not a good scheme for a first entry into the marketplace.

Thanks for the input guys, I am getting second thoughts.

OK. Property Showrooms are very reputable agents they do not sell property if they think it is a high risk investment, they actually call this a no brainer, and they have done their homework with due diligence. Also alot of investors in this forum recommend property showrooms as excellent agents.

In the contract, you are offered a bank guarantee if the planning does not go though.

Your thoughts on bank guarantees?

Yes 70K for the one plot, and they excpect it to sell for 180K euro mid next year.

And already 280 have already been sold within a few months!

Thoughts again, I am getting very weiry/nervous now.

To be honest, it looks pretty promising. I am still going to go ahead with the purchase. After speaking with the developer he made me feel really comfortable on my purchase.

I think if people visited the above site, you will understand why Jardin De Los Reyes is an excellent investment option.

By all means go for the investment, nobody here is responsible for your actions. Oh and andy2k these aren't "objections from people unaware of the project", these are simple observations....

One last comment:

The site you posted doesnt even show an address, a company name, a registered Spanish CIF number, the domain is registered on "Anonymous" which is actually illegal by Icann, and there is no other personally identifiable reassuring information....
