Default What is better a 10.000m2 rustic plot or an urban plot of 800 m2 to 1000m2

Both rustic plots, and urban plots are similar prices, why would someone opt for an urban plot over a rustic one. The rustic one you can build a similar amount, the urban one you get 10th of the space. For the same price. Historically urban plots have sold probably 20 to 30 times versus rustic. Why?

Land Grab? or other emotive issues?

Also do you trust whos selling you the land- fact or fiction??

I think Andy507s comment above.

This is simply not true. You can get buillding licence and permission for building on rustic land, it is as legal as on an urban plot, you have to abide by the law in the area, it is not illegal.

What makes you say this.

1. Are you a lawyer in Spain?
2. How do you clarify and reinforce your comment.

The law in the area? Thatīs not right. It is the spanish law for rustic land, and it is the same in whole Spain. The the spanish law says that rustic land is NO BUILDING LAND (no urbanizable). What you can build on urban land depends on the townhall of the area, thatīs right. You could try to build on rustic land, but you never get the registration in the land registry for your house, that means that you never get a mortgage on your property and you never get the price you want for your property. Thatīs not valid for existing properties on rustic land, these properties you could make legal, with a little bit of money, time and luck.

Basically RUSTIC IS THE EQUIVILANT OF ENGLISH AGRICULTURAL LAND!

Which means planning permission EXTREMELY HARD -VURTUALLY IMPOSSIBLE!

Thats my understanding of it anyway!

But Dee Dee, you are wrong. There is land, in each town hall there is different laws. To build for example in some town halls is forbidden, eg. javea, in lliber, the law was 5000 me to build one 200m house, and this changed to 10,000m2.

It is not illegal or difficult, it is quite the contrary, it is quite simple.

Like all land, rustic, urban, etc, the owner has to put in a project which needs to be confirmed by the town hall, if this accepted then it is built.

That is not difficult, it is in fact very simple. You have to abide by the local laws, the regional laws and the national laws, if you have a good lawyer you can do this, if you do not then, it is best to do nothing. But it is quite simple.

I think best speak to a good lawyer, before hand. To consult on the law. it is a legal matter, and best to speak to a qualified lawyer.

The competence for rustic land in Spain is not more in the hands of townhalls. That is a strange comment because the town halls give the licence to build or not!

You should really contact a spanish lawyer before telling so many lies. Another point Andy 507, of course you contact a lawyer before you do anything.

P.S-Dont even know how we entered this debate as either way the current and future state of spains economy is looking very negative- I wouldnt even consider either or touch either for investment anymore 5-10 years ago I would have said YES !! ( and thats coming from a spaniard!!)
