Default Looking Into Buying Property In Spain

I love the spanish culture and would like to purchase a property there for frequent visits. My hope is to have this vacation property also work out to be an investment. Can anyone give me some direction to what areas would be the best choice for my wishes?

Thank you in advance for your responses.

James

Hi James,

I am new to forums so i hope i am sending this message correctly?
For real Spain, i would encourage people to visit Costa Almeria, i am based in Mojacar which is the show piece town of Almeria. This area is not over commercialized and in most areas you will not see build construction above three floors. It is amazing in charactor and easily accessible from Northern Europe with three airports to choose from. Send me a message back and i will send you on loads of information.

Steven

Default La Cala de Mijas

Hi James

If you are looking for somewhere that is within 30 mins of an International Airport, 5 mins walk to local village and beautiful sandy beach and frontline golf (great for rentals), then i have just the perfect property for you.

Los Prados del Golf is a lovely front line golf complex on the La Noria Golf course just 5 mins walk from La Cala de Mijas Village with its amazing beach, bars, restaurants and shops.
La Cala is an old fishing village in the Mijas Costa Region of the Costa Del Sol situated approximately half way between Fuengirola and Marbella and is only 30 mins from Malaga airport. Over the years La Cala has been developed into an upmarket coastal town, that is popular with discerning tourists and residents alike. The town has recently received government backing for a modern style marina that will house around 40 berths as well as bars and restaurants. It is estimated this will be completed by 2012.
The proposal on offer is absolutely fantastic with each unit available being approx 100K€ below market value and bank valuation. These units are key ready and were completed in Mar 2007.

Thumbs up Our vacation turned full time living place and investment

Hello,

3 years ago, my partner and I decided we wanted to move to Spain. We first started to look at Mallorca as we loved the traditional stone constructions of old-style barns. After two years of going back and forth, we realised that it is indeed a fantastic place but too much of a touristy feeling and investement wise at the time not quite ideal. We then looked at different areas in the south of spain as we want near-guaranteed sunshine most of the year (too much rain in Poland, UK, Ireland and Belgium where we lived before) We toured Andalucia on our quest for this family and community feeling. The coasts, most of them too many foreigners, the big towns, lovely but we wanted less stress, we settled in the Inland Paradise (as they called it) of the Jaén province. This place has the most castles per sqm in the whole of Europe, is full of initiatives as it has been underdevelopped those past few years, has exceptional countryside views as it is a major olive production area, very well connected to Sevilla Cordoba Malaga Almeria and soon Madrid with the fast train and has properties for every budget as properties here can still be found as low as below 20K€!!
Tourism is booming as we surf on the green/eco tourism wave, local products are to die for and many properties have been reduced by up to 30% over the past 3 months due to the recession. Great vacation/investments to be found. Get in touch if you want more info or want to come and stay over for holidays to check the place out yourself. Best Fran

Hi James,

I would have to second Steven, Costa Almeria, and Mojacar in general is fantastic. We have the sunniest climate in Spain and more importantly driest.

It is a great place to invest in terms of the Junta's plans for the area 'the rail link', but also the countryside around here is great with coves in the National Park and only 2 hours away from the mountains to enjoy skiing in the winter.

Good Luck

Coast

Surely you have to look at the returns and not the sunniest climate. For most of europe, the med coast has an amazing climate so that really should have little to do when it comes to convincing a serious investor. JMHO

If it's returns you are after all of our 3 bed Mojacar properties have achieved min 12% this summer, we couldn't get enough on to satisfy the demand.

As an investor myself I look at all areas of investment, including yield, future development to the area, and the area it self. This Mojacar area of Costa Almeria has all three, which in my eyes makes it a win win situation considering the current economic climate.

With the combination of the old village 400 years old on the hill behind the playa, with one of the most famous Moors and Christians Fiesta's in the whole of Spain, and the low rise sustainable housing by the beach, it is my part of Spain that I consider perfect!!!

Also a station on the new AVE rail link which will bring Madrid with 2 1/2 hours and a cruise terminal

Considering the Spanish government including the prime minister have their holiday homes here it can't be too bad a place!!!!!!! and 3/4 of Madrid.

The majority of my purchasers at the moment are lifestyle and one of the most important factors is the weather as they have had enough in Northern Europe with it's lack of sunshine.

Hi James

Have you decided on where you are going to buy a property in Spain yet? I work for a company called Ocytur Promotions and we have some great deals on at the moments. We are based in San Cayetano in Murcia Costa Calida. If you are interested in finding out more drop me an email.

Everyone has good deal in the current climate! but it is finding the good deals on the good locations that matter

Lots of poor located units at big discounts and cheap re sales with poor specs on the market...best left to the dealers

As always in this market it is the professionals who can find clients the best!

Now if you are an experienced dealer then you can look after yourself, the first time dealer...well not a good time to start!!!

For life style buyers who want to combine enjoyment of their home in Spain with a good medium term investment, then guys it is as good as any time in the past to start looking

Stats on prices may show some more falls but it is not easy to 'get in at the bottom' but if you find the right property and the seller wants a deal and you can afford to buy, then our job is to help the negotiations along so that both parties end up happy

If we can not find life style buyers a good deal now. then quite honestly we should not be agents!!!
But no cons, and all the developers selling ready now or off plan are sound and
of course take no risk with the legal documents.....I am continually surprised about all the reports of buyers completing without the licence of first occupation etc etc !..
