£42.000 ! Starting price - good heavens, that must be twice the going rate for Kusadasi. At 2% a month, it will still take 4 years before this property is actually worth what you are paying for it. Heard there was no planning permission for the course and there actually is a championship golf course in Tuzla. However, and a very important point - one golf course in the middle of nowhere is not going to attract a million golfers and the resulting rental yield, when, for £100, golfers can still fly to Spain and have the choice of 60 golf courses.

Kusadasi starting price is around £35.000. However that is for a 3 bedroom apartment in town.Outside you can still pick up propertys for LESS than £20.000.only last weekend i seen a two bedroom house with garden ( total floor space 250 square metres) being sold for £16.000.

Some areas of kusadasi have been bought by brits and they are trying to sell amongst them selfs, in the middle of nowhere. No local services in the winter.
The TURKS call these (yaslik ev)SUMMER HOMES.Damp is there worse problem.please see this thread.

TH4S - thanks for contacting me - I think you will be a useful contact as an additional agent in Kusadasi.
I am apprehensive about being too open initially on forums for the following reasons:
1. They are quite often frequented by people whose favourite passtime it is to find holes and rubbish other people's work. And before you know it you are engaged in a discussion defending your own integrity. I just don't have the same time for it as some people seem to have.

2. Also there are unfortunately people who go behind your back etc....

andyk2, I am not sure how you worked out the going rate for golf resort properties in Kusadasi as there is no golf resort there - yet.

By the way, if a property is priced twice its value it would take exactly 35 months rather than 4 years at 2% per month compound interest to "catch up".
In 4 years at 2% per month you get an increase in value of 2.6 times the original onvalue.

Anyway, I take it you are not interested in this and that is asolutely fine with me.
