Agreed. Property prices in some areas are already bloated. You need to find an area which has potential but undervalued. Simply buy when it is cheap.

Hi, we were looking in the Bodrum area but we are now looking to buy in the fetheyi area, just our preference. We have been using an agent Landmark Properties these guys have been really helpful and specilise in turkey i know they have some nice developments in the bodrum area and i think they have some properties that would be in your budget

Good decision. Bodrum is too quiet in winter, and overcrowded in summer. Fethiye is a proper town like Kusadasi.

Cool Be careful

As you probably aware there are a lot of estate agents out there trying to get your money,
Inspection trips are a good idea but dont decide while you are there, use one for research thats all- to see what areas you like- then come home and do your homework to see if you believe everything they have told you.
Then go again on a holiday and see if you really like the area and look seriously at whats on offer (look round the different estate agents and speak to people who have bought there, are they happy with the company they used?
Then go back at the end of the summer season or winter time and negotiate yourself a bargain!!

alinkumdan's advice is solid, however i would only recommend an inspection/viewing trip if you have alread more or less decided to by. Bear in mind these trips are designed to promote sales. Most companies only refund the costs of the trip if you buy, and while you are there they will do their best to keep your attention, which gives you less time on your own. Plus they are for only 4 or 5 days mostly. If you are not sure about buying, go on holiday first - you will be free to do your own thing, and you will be under no oblgation t anyone because they arranged the flights/transfers etc for you. After the holida, if you like it and want to come back to view properties, then book an inspection trip.

I know a lot of companies use the inspection trip for the hard sell (not all do though), but likewise it would be unfair to go over using an inspection trip to get a holiday (some people do!). An inspection trip s designed to show you properties and hopefully you will buy - if you are not in a position to look at properties or are not even decided if you want to buy, then it is fairer on you and the agent to go on holiday under your own steam.

We have had people view with us who were just on holiday. They ended up buying and we gave them free transfers back to the airport, and paid for their flights back two weeks later to finalise everything - we could not recompense for their holiday, but they did not loose out by paying themselves initially - most agents will offer something similar if they are fair minded.

As others have said be very wary of inspection trips. Many developers subsidize those trips in an effort to hard sell you when you arrive. With all the accomadations set up for you and you having no contacts thaey have you trapped. Some can even be very sleazy. Also what ever you do, do not just take the offering price. That last sentence goes for most the world not just Turkey.

Hi to all..

I came across this website by accident as I was typing 'propertyturkeyforsale' into google.

We bought a villa in Bodrum with them at the end of 2007, and we were so happy with their service and honest advice, that we are now thinking of getting another property from them! Hence why i was typing 'propertyturkeyforsale'.

I thought that the minimum I could do was to quickly say a few nice words about them, because we were so impressed with their service and consultants both in London and Turkey. They were very objective and honest with us, because they deal with loads of developers, not just 5 or 6. They have hundreds of properties on their website, and even told us that was just a sample of what they could offer us. We ended up seeing properties on our inspection trip with them which we not featured on the website.

They showed us about 12 properties in Bodrum within the 4-5 days with them. We were not tempted to see anybody else as they were always so honest with us about what kind of property/area etc.. would be best suited to our needs.

we're so happy with our holiday villa in bodrum, which is why we're thinking of buying another property from them.

Personally i agree with Thomas. Speaking though experience i suggest internet research is the way forward. Try different search engines such as google, type in "property abroad" for example, you'll usually find the best companys in the first few slots in your search results. Once you've managed to pick out 3 or 4 websites in particular focus on these. Search the sites and compare property prices with quality, at least then you'll find a property which best suits you. Remember theres some helpful agents out there but also some to look out for!

Default Aftersale and rental services

As you're buying an investment, ask for aftersale services. Most importantly : rental services. There are so many agents out there trying to make a quick and easy profit from your hard earned money. How many of them are really trying to help you bid on a solid property investment? Ask if they offer rental services, how much income will your investment generate even if the property prices are stalled. Ask rental guarantee from the agent and see what they'll say.
