Hi. which project offers this buy back scheme you refer to and where is the location. as a friend, i do know of someone who looked at this and found the developer was not reputable so do your due diligence accordingly.

Sameer, the IMF is of the opinion that oil prices need to remain above $47 dollars/barrel to ensure the UAE states are not inadvertently affected. So, I am not too worried by the fall in oil prices.

I have invested in UAEbuy back deals (in Dubai mostly) and have seen returns – I invested with one company through their London office and have been returned 40%. I am now investing the returns into another buy back deal that will return 35% in August 2009.

I look at how secure the returns are and what collateral is in place to guarantee my returns. I look for: MOU, PDC and also for the company to have their assets as collateral to ensure that returns are not dependant on sales. Further, ideally, the SPV should be administered by a well known law firm - not real estate agents.

I have recently invested into a guarenteed buy back in Dubai. I have done a lot of leg work to insure that my investment is secure and safe. Some of these buy backs do have clauses which means that your investment may not be very safe.
This buy back I have got involved with is a ready building therefore the risks are vertually non existant. I will be part of a company and recieve a share certificate as well as a pdc for the whole fund. The companies assets have been secured against this deal. I feel very happy. I would do major research and background checks- ajman is still a very new to this, make sure that there is a law firm involved and that you can secure the developers assets against your investment.

Can anyone send me any contacts regarding buy-backs.

I invested with emyproperty about a month back.

For an investment of AED 354000, they guarantee back 20%. They gave me the MOU, post PDC incorporating the above amount and 20% extra and another contract agreement.

Hey guys, was surprised to see another forum regarding property in UAE. Regarding buybacks, STAY AWAY right now, it's a fact that everything offplan here is at a complete standstill. No matter how many MOU's, PDC etc etc etc you have, it won't help when the developer runs off with your money. It has already started to happen. Nothing new is being built, I can only advise EXTREME CAUTION before buying into anything! Especially if it seems "to good to be true" (20,50,100% return in 6 months). The salestricks in this area contains every type there is, so when you invest, be sure you are letting the money go at that time and will consider yourself lucky if you get any of it back, that would be realistic and a good risk assessment. If you're happy with that risk for a possible (but unlikely) 20% return, go ahead!

Do your research properly, and look beyond the possible returns, otherwise you take a big risk of losing 100% for a mere 20% return.
