First and foremost i am sorry for the horrible time you must be going through, I have been following your posts in the other forum, and i think the developer has not honoured your buy pack contract.
If that is the case i would suggest you contact a soliciter in dubai and ask him to draft a letter why that is the case.
You need to start the case and the sooner you put your complaints in writing the better.
Tracking the developer( owners) whereabouts will do nothing but raise your blood pressure.
They must respond why that is the case, using this route is likely to get you the answers you require.
It is a civil matter, and will have to be managed by the courts.
Has the developer filed for bankrupcy?(probably not)
It will also be worthwhile considering are you willing to work with the developer so that you can gain something(probably not)

Theres a start if they are costly ask them for other alternatives they would recommend, and if you inform them that, they are more investors who would be likely to join you they may be even more keen

Dear Memo 123:
I feel your distress. I myself have been extremely skeptical given the lack of small investor protection in the UAE as a whole, and in a moment of brilliant stupidity ended up buying a property in Ajman. The worst part - I issued Post Dated cheques - so to even walk away from what may end up as a scam, I have to go and hire lawyers. 35% paid, trying to walk away... on paper, a 400,000Dirham gain...

I've spoken to 4 or 5 firms - most when they respond, are focused on initial consultation fees. Saw an article in the Gulf news - and contacted the writers law firm. Someone else on this forum said they may be good.

I don't yet know if they are good or not - but initial discussions have been extremely professional so far. I am in discussions with them. If you call, you can mention Uptown - Stop cheque...and maybe they'll know I referred you.

Default Ajman Corniche Residences

I also share your frustration.

I purchased an off plan apartment in Ajman Corniche Residences paying 10% last July. I have unfortunately now lost my job in Dubai and am not able to make the next 10% payment in January. I have tried contacting the developer to ascertain my position but am making very little progress. Do you (or anyone else) know what the legal position is with regard to either cancelling the contract or walking away, i.e. defaulting on the next payment? I have signed a reservation form only

Thanks

Ajman 15

I also share with you guys. I bought 2 properties off-plan in Ajman and paid more than 200,000 Dhs so far. After this crisis in stock market I lost 50% of my life-time saving, and put these on-paper properties on the resale market. 2 moths passed, NO one showed up. total disaster. I am in verge of losing my rest of savings and there is no protective right for buyers in the contract. Hasten to add I just saw the contract 20 days after I PAID THE DOWN-PAYMENT! My question is;
HAVE ANYONE HEARD ABOUT "RERA : Real Estate Regulatory Authority" IN UAE? Does anyone thinks that making massive complaints to this organization (regarding the high number of people affected) could help? How can we prevent developers of not-started projects from cancelling the contracts and put a hold untill the market revives?

I have to add, that SIGNING A PETITION BY PEOPLE WHO ARE AFFECTED (AND THEIR NUMBER SEEMS TO BE VERY HIGH) ADDRESSING THE UAE AUTHORITIES, MAY HELP.

Default Rera good idea

i have contacted RERA through their site for two cases but no use
we all should go in thousands , bombard them with our cases
there has to be be a law in place to cover all fraud issues and protect the investor from greedy develops and not greedy investors , as they claim
we should assign one day where all go with banners , in a civilized manner and demand that we see the big guys there and explain our ordeals in in all the Emirates after all so many of us bought in ajman and none is there to talk to.
it is a big market now for lawyers , not only we have been sk........................... buy the developers and who backs them , then each of us will loose alot to lawyers . we have to work collectively, each group, that have the same sort of case hire one lawyer to represent each group separately
but the government have to be the first to get its hands dirty and take charge of the situation ,
we have been hearing that they formed a committee to Handel the crises but so far all they have been doing is plotting against investors .
who is their to protect us? especially if we dont live in the UAE .
