Hi Theda
I have only even invested in residenial property however iam now considering commercial. What are your thoughts on commercial in Al Marjan/RAK. When do/if you think the demand will materialise.

have bought a unit of an investor who bought the whole floor(s) at a discounted rate, im making 20% already and 30% next month, and the investor, who knows what he has made. It seems marjan on its way to become the next palm if its current growth continue.

You would be better off with residentials than commercials in RAK. RAK market is very differentfrom Dubai. They will be more tourist oriented.

This is my feeling, I could be wrong.

hi guys,plz could someone give me current price psf in lahoya bay for a 1 bedder.my first time buying property overseas.looking to buy soon, is 1500 psf expensive?

Jamila, it depends on the views.. I believe there was a price increase of 10% on 1st June. What block are you looking at?

Default Finances for LHB

Hi everyone
I have written to Khoie props but as yet no reply. I have bought a unit or two. Most or significant amount of the payment is due on completion date. The contract asks for letting Khoie know 180 days of your intension about the final payment. I have let them know too early I guess!!. What is your understanding of getting a mortgage for the final payments. I understand each developer has a bank who will release finances. Ideally, I want to finance most of the prop and not just the final instalment to realease some capital but this will depend whether this will be paid for by rental returns. I would need to know what rental return I need to expect, if its about 8% of the price then I will only barrow the amount that will be paid by this 8% plus other expenses will have to be considered too. This way I can keep my apartments for longer, otherwise I will have to sell before final instalments are due. any thoughts.
