Default Sharjah Khan Lake area

I am thinking of Sharjah near the Khan lake area. Manzil Tower 5. 1 beds off plan are selling for £63k and 2 beds(with Maids room ) from £89k. In addition the payment plan is very good. Initial 25% down then rest by installments over 48-52 months.

Apparently it will be about 10 mins to the Dubai Metro. I would appreciate any feedback

Firstly it wont be freehold. So PLEASE make sure how many years lesaehold it is.in this matter dont depend on developer but go to the shj land authority and verify.
secondly it will not be 10 mins from dubai metro in peak hours.
If u look for shj , try al nahda also.I mean shj al nahda , its closer to dubai and can get u to dubai metro in 10 mins at any time of the day.

I am just in a state of confusion, there is so much out there in terms of properties. I will keep checking on the forums. WHat do you think of JVS?

Dont be confused. Focus on Dubai properties as those are freehold and should give you the highest returns. JVS will be a very popular location once developed, as its strategically located between 3 major routes Shaikh Zayed Road, Emirates Road and Al Khail Road. Its also close to the new Int. Airport. The location promises to be a quiet community, yet few minutes away from the cities business hub and this is why, so far our project in JVS has witnessed a phenomenal growth of 86% in the past 6 months.

JVS will be good provided you have patience.you should think of DSO which is getting ready sooner than all ( unexpectedly so ) or IMPZ or DIP.

Airbus,

Sharjah is not freehold. The Law says you have to re-register every 5 years...it used to be 25 years. If you are comfortable with that then sure go for it.

Also if you are planning to work in Dubai and live in Sharjah, expect to spend an hour every morning to get to Dubai.
