Hey there everyone,

Just like to intro myself. Im Alex, From Melbourne. Australia.

I am interested in buying a studio in Ajman, the building is called Ajman Dunes. it's with ajmandunes dot com

Is is safe to say i will get what im promised/paid for? Has anyone dealt with this agent and or developer?

What are most hidden fee's and charges from the govt that the agent wont mention? They are offering payment plan's hence why im going ahead with it as of yet.


Is the new highway linked to Dubai city good to use to get to Dubai airport,etcetc?
Does anyone know the estimate travel time ,besides what the website states (20-25mins)

Dear Alex,

My name is Hadi & I live in Ajman, I have read your message & thought I can be helpful. About the payment & hiden payments I advice you to check some websites about AJMAN PROPERTY on the net, I don't know if I am allowed to give names of webistes inhere?!?!?!

The highway (EMIRATES STREET) is new & you can easy access to Dubai, Sharjah & Ajman. In the morning it's too busy, couz of work & schools.

Thank you very much for your help.
The prices seem good on the studio i am getting it says about 300,000AED for 400sq,ft?

But I want to know, i am trying to search for this company Al Farooq. It doesnt list ajman Dunes?? Could it be a fake website? I am just worried if i send ~300,000AED i get nothing !!??

Is there any way i can find out if its 100% the rea deal?? Or...

OK just contacted the company, spoke to the person im talking to ( Gishan from Esskay )

He mentioned MR Tower, that they are the official people who sold them and the first in Ajman?? I visited the website it also had other's they have been selling



Im just hope it isnt all a scam?? As the prices seem fairly good ? 575per sqft.

Trust everyone doing good.

Want to know Where is this development?let me know the area and does the price including a parking space?
In my knowledge the price of 575/sqft is quitly high if its in Emirates city or nearby areas.

G'day Alex

I'm also from Australia and recently bought an apartment in Ajman. Like you I was somewhat nervous trying to purchase a property from the other side of the world. From what I have seen it all looks legit but dont rush it if your not sure, there are plenty of properties coming up all the time.

In the end we ended up spending a few extra thousand and purchased a property from a developer with a good track record. We didnt think it was worth the risk trying to save an extra few thousand and buying from a developer we could not find any info on, but thats one for you to think about.

Regarding hidden charges, check that the price includes car parking. You have probably heard about the maintenance charges once the place is complete but other than that there is not much else (no stamp duty etc like in oz).

Also, dont expect the completion date to be accurate. I would add 6 months to whatever they tell you the completion date will be.

Dear Alex, I'm from the UK and also looking at the Dunes. How is your confidence now...it is so hard to get detailed info on the properties and whether it is good territory or not.

Be grateful for you comments on how safe you feel sending money now you've had chance to think about it. Bryn

You can secure better value than this and I dont know this developer having sold much property in this area. The master developer is well established however that does not guarantee the developer so I guess you will have to do more investigating on the background. If you are interested in a less costly studio, larger size, similar location in Emirates Lake Towers which is adjacent, the advise as I am assured of this developers reputation. Thank you Theda

Guys, a word of advice is you cant just invest in a project without having spoken to a few people to ensure that the developer is sound. This project rates is higher than normal its not something special that you have to jump immediately. I had a look at the type floor plans and its very cramped, see the kitchens, not nicely designed i dont even see cupboards in them. Thanks
