Even I was thinking in the same way as you are thinking. This is the time for investors to buy propertys in Uk as they will be getting at an cheap price then it was before. It's already more then 10% of prices were clashed down , expected to be more in next year.

Well, there's only a couple of months left for this year. I'd be interested to hear what people think 2009 will hold for the UK property market. More downward trends, or could next year see a slight recovery?

We have seen in the last few months people buying up half finished sites from administration, asking us to build them out then refinance to BTL. They are buying at 20-25% below todays market value. Build and Hold seems to be the buzz at the moment around the Bournemoth & Poole area.

Those with a pool of cash and leverage at 50% LTV during the development stage seems to stackup. The calculation of what to pay for the site is based around starting at the price that a two bed flat will definately sell for tomorrow.

I think investing in a UK property is a good idea.. I don't know why people are running away from doing so...

The Royal Institution of Chartered Surveyors recently reported record growth in the demand for rental property, and the National Landlords Association claims one in four landlords are feeling so confident they are planning to grow their property portfolio significantly over the next five years.

Beware. This is not necessarily the good sign that you make it out to be. People are renting because they cannot afford to buy. They are also renting in order to wait out the drop in price before jumping back in. They have less job security so fear being unable to make the payments on their homes.
The landlord does get income from his property - but he is losing principal equity every month, and is certainly losing much more than he is picking up in his taxable rents.
You may be right to say that there is opportunity. But you may well be right too soon.

Basically, we offer BTL landlords an option to purchase new-build contracts on overseas properties.
An example
Polaris World in Spain - Total value for a 2 bed golf apartment is 95,000GBP
