Default Uk Land Prices Per Sqm!!!

Hi all,

I wonder if anyone can help me??

I am looking at buying land with the hope of obtaining planning consent to build my own hose in the near future and would like to know the following:

* How much is land worth per square metre without planning consent?? And price per square metre with planning consent given??

* How much will it cost per square metre to build a house??

* The plot is between two houses- so will it be easier to obtain planning consent for the house??

* How much per square metre build are you aloud in comparison to the size of the land i.e 30% of the size of land etc??

*Are the government offering any incentives etc for eco builds?? i.e reduced taxes, reduced materials costs, easier to obtain planning consents etc??

Sorry forgot to add the area is in buckinghamshire just outside of london- As the area also determines the price per sqm!!

possibly the reason no one has answered is the question is open... the answer is "it depends", on location, area, size, quality of build and many other variables.

first port of call is the local council, who will have a local development plan, this tells you what the council are looking for in terms of development in any particular area.

next, estate agents, when you have picked an area, the local agents will know the values of land with or without PP.

land between 2 houses, very much depends on the size of the land, again the local council planning officer will be able to give a clear indication on the potential, but they do tend to favour infill sites over greenfield sites.

cost is wide open, from £60K to £999K, depending on what you want.

Have a look on Fourth Development at their land section. A lot of plots are sold with planning permission for various projects. They have over 6000 plots all over the UK at the moment!

well as you know that London and out side of London is quite expensive. There the prices are quite high as for my knowledge is concerned. You need to spend alot of money over there to ahve an land and to construct an house. I could say that most of the people by this time would have buyed land over Buchingham for there needs and there is no land left over there for sale.
