Default Looking to know more about real estate investing.

Hi people, there is a question that I have and would like it to be answered. I have been thinking of real estate investing and I know that this is one of the better ways to indulge your money. But, there are still a few things related to real estate that need to be sorted out like how do the profits build up, what are the ways to go about this….and some more. Would you please help me to know more about real estate?????

Try developing countries like Egypt - Red Sea Area. UK is a bit risky at this time.

Well, have a good read through this forum - there is a ton of information here.
Take as much time as you need to.

No offence to any agents when say this - but I would first read the views and opinions of the investors on the forum before I read the views and opinions of those actually promoting.

Those trying to sell Dubai or Germany or Bulgaria arent going to make any recommendations about anywhere other than the areas which they have a vested interest in.

If/when you decide on something - post it up - and listen to what experienced investors think - especially the criticism.

Are there any specific questions you would like answers to?
Most people who can help you here will require a bit of information first like:

What is your budget?
How long would you like to invest for/tie your money up for?
Are there any particular geographical locations you are keen on?
Do you require credit?
Are you looking more for capital growth or rental income?
If you want rental income - are you hands on or do you need it managed for you?

etc etc. As soon as you answer these there will be a 101 suggestions from people pushing whatever it is they push - I generally dont pay to much attention to those posts and prefer the ones which make a balanced argument for and against specific locations/developments.
Its akin to going into HSBC and asking if Barclays across the street have a better product - they just aint going to ever say yes - even if its true.
There is a specific section on the forum for agents to promote their products and special offers so if you are looking for examples and ideas - have a read.

Do lots and lots of research, take your time and listen to the experienced lot on here who have done it all before and can tell you where most people go wrong.

Default Property Market Cycle

Research into the property market cycle. Every "hotspot" has a 10 year cycle thats takes them from expansion, to peak, to contraction and then to recession.

Countries like Brazil, Panama, Venezuela, Argentina, Italy, Egypt etc are all in the expansion phases of the cycle. This is where the market is emerging and prices are low. It is these phases that are going to give you the highest returns but carry the highest risk aswell.

Countries such as Morocco and Dubai are at their peak meaning they are the most balanced of investments however the entry prices are somewhat higher than the expanding markets.

Countries that have seen there best times and are now best avoided are those in the contraction stages such as Bulgaria. these are saturated markets with little or no exit strategy.

Obvioulsy countries in recession are those where the prices have hit an all time high making it difficult for people to buy. These are countries such as Spain and USA. These are great places to monitor as prices will fall and investment will resume as markets approach the expanison phase of the cycle once more.

From Expansion to Recession takes on average 10 years, which is why it is often said that when investing in property you will double your money in a 10 year period.

fisher,

Do not even consider investing in property anywhere until you have done a lot more research in to basics. Otherwise, as has already happened, you will just get responses from agents saying 'my area is best'.

It's like you've come on here asking ' "How can I become a surgeon ?" and already people are trying to sell you an operating theatre !. (An overpriced one at that ).

I know from his post that fisher does not know anything about the basics of property investment, never mind specifics. I also know that the market in the USA is in freefall, with agents trying to sell repos as as a good investment (if they are so good why the need to market them in UK ?. Why aren't Americans buying them ?).

I'm 'knocking' the other posts because they are not answering the initial question; they are just agents trying to sell their particular property.

Hi Fisher,

My advice would be to spend a lot of time reading. The forums here have a lot of good information however be wary as there a lot of users who are only here to sell a certain area and in doing so will only give you the good points of a certain location,

A good book to read is the jet to let bible by Dominic Farrell which can be found on Amazon, that will give you a good solid background on property investment and in particular investing overseas
